
1. Planning and pre-construction:
- Reviewing architectural, interior, and MEP drawings for buildability and clashes
- Preparing and checking BOQs, estimates, and rate analysis
- Finalizing material specifications and approving samples and mock-ups
- Building the finishing schedule and sequencing trades
2. Procurement and vendor management:
- Floating tenders, comparing quotes, negotiating, and finalizing contractors
- Managing suppliers for tiles, stone, paint, false ceilings, joinery, glazing, and sanitaryware
- Handling work orders, rate contracts, and variation claims
3. Site execution and supervision:
- Overseeing flooring, wall finishes, plastering, painting, false ceilings, carpentry, modular furniture, doors/windows, waterproofing, and facade or cladding where applicable
- Coordinating with MEP, structural, and civil teams so finishing is not held up or damaged
- Leading site engineers, supervisors, and contractor teams
4. Quality control:
- Checking workmanship against specifications and standards
- Running inspections and snagging
- Ensuring defects are rectified before handover
5. Cost and commercial control:
- Verifying measurements and contractor bills
- Tracking budget versus actual cost
- Controlling wastage and managing material reconciliation
6. Handover and closure:
- Final snagging, client or customer walkthroughs, and handover documentation
- Managing the defect liability period
7. Safety and compliance:
- Enforcing site safety, especially for work at height, electrical, and dust/chemical handling
- Meeting statutory and project documentation requirements
