Role Overview:

We are seeking an experienced professional with a strong background in Corporate Real Estate (CRE) or International Property Consultancy (IPC). The ideal candidate will be responsible for managing our real estate portfolio, driving strategic planning, and ensuring operational excellence across office spaces, guest houses, and related assets.

Note: Candidates with purely Facility Management or Administrative backgrounds will not be considered.

Key Responsibilities:

- Strategic Real Estate Planning & Portfolio Management

- Develop and implement long-term strategies for optimizing office and guest house portfolios.

- Conduct space utilization studies and recommend consolidation, expansion, or relocation as needed.

- Align real estate decisions with business growth and organizational objectives.

Lease Administration:

- Manage end-to-end lease processes including drafting, renewals, and negotiations.

- Ensure timely execution of agreements and maintain accurate lease records.

- Liaise with landlords, brokers, and legal teams to safeguard company interests.

- Acquisitions & Dispositions

- Identify and evaluate potential properties for acquisition or disposal.

- Conduct due diligence, financial modeling, and risk assessments.

- Drive transaction execution in collaboration with external consultants and internal stakeholders.

Facilities Oversight:

- Oversee upkeep, repairs, and vendor coordination for company-owned and leased properties.

- Ensure smooth day-to-day operations while maintaining compliance with safety and quality standards.

- Manage service providers to deliver cost-effective and reliable facility support.

Budgeting & Financial Reporting:

- Prepare annual budgets for real estate operations and monitor expenditures.

- Generate financial reports, variance analyses, and forecasts for management review.

- Identify opportunities for cost optimization without compromising quality.

Compliance & Governance:

- Ensure adherence to local laws, regulatory requirements, and internal policies.

- Maintain documentation and audit readiness for all real estate transactions.

- Implement risk mitigation strategies across the portfolio.

Vendor Management & Market Research:

- Negotiate contracts with vendors and service providers to achieve favorable terms.

- Conduct market research to stay updated on rental trends, property values, and emerging opportunities.

- Benchmark performance against industry standards.

Reporting & Stakeholder Communication:

- Provide regular updates to senior management on portfolio performance, risks, and opportunities.

- Prepare dashboards and presentations for leadership decision-making.

- Act as a trusted advisor to business units on real estate matters.
