Job Title: Real Estate Manager
Department: Real Estate / Property Investments / Asset Management
Job Summary: Responsible for managing and growing the property portfolio through acquisitions, leasing, and investment evaluation while optimizing performance and returns.
Key Responsibilities:
1. Real Estate Portfolio Management
- Oversee day-to-day operations, maintenance, and performance of owned and leased properties (commercial, residential, or mixed-use) to ensure profitability and compliance with regulations.
- Manage lease agreements, rent escalations, and contract negotiations while coordinating with legal, finance, and facilities teams to align real estate activities with company goals.
2. Property Investment Analysis
- Conduct financial and market analysis for potential property acquisitions, developments, and dispositions, including income, expenses, cap rates, and market comparable.
- Build and maintain financial models (DCF, IRR, NPV, cash flow) to assess investment performance and prepare reports, memos, and recommendations for senior management and investors.
- Monitor ROI on existing assets and propose strategies for portfolio optimization.
3. Acquisition & Disposition Strategy
- Identify, evaluate, and pursue real estate acquisition opportunities that align with company objectives.
- Lead due diligence efforts, including title review, zoning, environmental assessments, and financial feasibility.
- Manage property sales, including marketing, broker relations, and transaction execution.
4. Market Research & Risk Assessment
- Monitor real estate market trends, pricing, and regulations to identify new opportunities and risks, maintaining comprehensive databases of comparable and performance benchmarks.
Qualifications:
- Bachelors degree in real estate, Finance, Economics, or Business; MBA or relevant certification (CCIM, CPM, CFA, ARGUS) preferred.
- 5-7 years of experience in real estate management, investment analysis, or asset management.
- Strong expertise in financial modeling, property valuation, and lease structuring with solid market understanding.
- Excellent analytical, negotiation, and communication skills; proficient in Excel and real estate management tools.
