Manager - Quality Assurance/Quality Control - Real Estate/Construction

Role Objective

The incumbent will be responsible for ensuring that quality assurance and control systems are implemented across assigned projects in Panvel. This includes audits, inspections, NCR management, compliance to specifications, and team coordination to ensure projects meet L&T Realty's quality benchmarks.

Key Responsibilities

1. Quality Assurance

- Establish and implement QA systems, checklists, and audits for civil, structural, and finishing works.

- Conduct post-concrete audits, raise NCRs, classify them into major/minor, and ensure closure.

- Review calibration status of test equipment before usage.

- Monitor performance of concrete admixtures and waterproofing systems.

- Support QA leadership in monthly quality reports and dashboards.

2. Quality Control

- Carry out inspections at defined stages as per approved ITPs, drawings, and specifications.

- Inspect materials at site/vendor locations for compliance with standard specifications.

- Verify formwork, reinforcement, and shuttering with respect to drawings and quality norms.

- Conduct fresh concrete quality checks (slump, cohesiveness, batching sheets, retention).

- Raise NCRs for non-conformities (waterproofing, masonry, plaster, finishes).

- Maintain quality records, checklists, and ensure documentation is up to date.

3. Vendor/Outsourcing Quality

- Coordinate with 3rd-party labs for material testing and verification.

- Work closely with contractors and consultants to ensure adherence to good construction practices.

Qualification & Work Experience

B.E./B.Tech Civil (Full-time) or Diploma in Civil Engineering

- 12-18 years of experience in QA/QC, with a proven track record in real estate high-rise residential/commercial projects.

- Strong knowledge of construction standards, IS codes, and compliance regulations.

- Excellent leadership and vendor coordination skills.
