Position Overview
The Manager Land Acquisition will lead and execute corporate-level land acquisition strategies across PAN India. This role involves identifying, evaluating, negotiating, and securing large land parcels for transmission lines, substations, and related infrastructure. The ideal candidate will possess deep knowledge of land laws, strong stakeholder management skills, and the ability to navigate complex acquisition processes across various states.
Key Responsibilities:
1. Land Identification & Evaluation
- Identify and assess large land parcels across India for transmission and power projects.
- Evaluate feasibility, ownership, legal status, and suitability of land proposals.
- Conduct due diligence, title verification, and risk assessment on shortlisted lands.
2. Acquisition & Negotiation
- Lead negotiations with landowners, aggregators, brokers, and intermediaries.
- Manage the complete land acquisition lifecyclefrom proposal to agreement closure.
- Prepare and review land acquisition documentation, agreements, MoUs, and proposals.
- Ensure timely and cost-effective acquisition of required land parcels.
3. Compliance & Legal Coordination
- Maintain strong understanding of state-wise land laws, regulations, and acquisition procedures.
- Coordinate with legal teams for vetting agreements, dispute resolution, and title clearance.
- Work closely with government departments, revenue authorities, and statutory bodies involved in land transactions.
4. Stakeholder & Authority Management
- Build and sustain relationships with land authorities, district administration, revenue officials, and other regulatory bodies.
- Manage external stakeholders including consultants, land aggregators, and field partners.
- Ensure smooth approvals and compliance through local and state authorities.
5. Internal Collaboration
- Collaborate with engineering, project planning, and business development teams to understand land requirements.
- Provide inputs on land availability, challenges, cost estimates, and timeline impacts.
6. Managerial Responsibilities
- Lead field teams, consultants, and acquisition partners to ensure seamless delivery.
- Monitor progress, manage risks, and ensure adherence to timelines and budgets.
- Develop acquisition strategy and optimize processes for speed and efficiency.
Candidate Profile:
Must-Have Skills & Experience:
- 1015 years of proven experience in PAN India land acquisition, specifically in large land parcels.
- Strong exposure to corporate-level land acquisition.
- Thorough knowledge of state-wise land laws, procedures, and administrative frameworks.
- Demonstrated ability to handle complex negotiations and closure of large-scale land deals.
- Experience working with individual landowners, aggregators, brokers, and local influencers.
- Strong understanding of revenue records, mutation processes, title assessments, and land legalities.
Preferred Experience:
- Candidates with exposure in Transmission, Substation, or Power sector projects.
- Experience in acquiring land for linear infrastructure or utility-scale projects.
Education:
- Post Graduate degree (mandatory) with relevant specialization preferred.
