- This includes accounting, banking, budgeting, forecasting, financial reporting, and ensuring compliance with real estate and financial regulations. The role requires close coordination with lawyers, government authorities, banks, project managers, contractors, and other stakeholders to ensure financial efficiency and integrity throughout the project lifecycle.

Responsibilities:

1. Financial Planning and Analysis: Develop and manage the project budget, including forecasting and variance analysis, conduct financial analysis to support decision-making for the project, prepare financial models to evaluate project feasibility and profitability.

2. Accounting and Reporting: Oversee the preparation and maintenance of accurate financial records, ensure timely and accurate financial reporting, including monthly, quarterly, and annual reports, Prepare and review financial statements, ensuring compliance with accounting standards and regulations.

3. Cost Management: Monitor and control project costs to ensure they remain within budget, Analyse and report on cost variances and implement corrective actions as necessary, Work with project managers to develop cost-saving strategies and improve financial performance.

4. Cash Flow Management: Manage project cash flow, ensuring adequate liquidity for project operations, prepare cash flow forecasts and monitor cash positions, Oversee the collection of receivables and manage payments to contractors and suppliers.

5. Financial Compliance: Ensure compliance with all financial regulations and reporting requirements including RERA, coordinate with internal and external auditors and manage the audit process by preparing required documentation and responding to audit inquiries, Implement and maintain internal controls to safeguard the project's financial assets.

6. Risk Management: Identify and assess financial risks associated with the project, develop and implement risk mitigation strategies, ensure adequate insurance coverage for project assets and liabilities.

7. Stakeholder Management: Collaborate with lawyers, government authorities, banks, project managers, contractors, and other stakeholders to ensure financial objectives are met, communicate financial performance and project status to senior management and investors, provide financial insights and recommendations to support strategic decision-making.

8. Tax Compliance: Assist with tax compliance activities, including GST, TDS, and income tax filings.

Qualifications and skill-sets:

1. B. Com. / CA/CWA/ Inter qualifications.

2. Robust 7-10 years of relevant experience in finance and accounting, with 3 years of preferred experience in Real Estate industry.

3. Basic understanding of Indian Accounting Standards (Ind AS), IGAAP, and tax regulations in India.

4. Proficiency in accounting software (e.g., Tally, SAP, Oracle) and advanced Microsoft Excel skills.

5. Knowledge of real estate development processes and financial implications. Experience in land acquisition will be an added advantage.

6. Understanding of local financial regulations related to real estate, including RERA.

7. Strong analytical and problem-solving skills, with exceptional attention to detail and accuracy, time management, coordination skills and strong written and verbal communication skills. Ability to manage multiple tasks and deadlines effectively

8. High level of integrity and professionalism, with a commitment to ethical standards in accounting.

9. Reliable, focused, confident, articulate and self-directed with a high level of initiative and a 'can do' attitude
