Principal Accountabilities: - Drive financial and tax due diligence of the landowners within stipulated timelines - Reviewing term sheet, agreements, conveyance, and all other documents with the LO and share summary of key terms with manager/HoD. Flag any term which carry financial obligation/risk. - Tax optimisation, clearance from Tax team on new deals supported by Tax opinion if any - Finance lead to facilitate new project /phase launches and coordinate within team to timely close all deliverable from F&A. Facilitate SAP plant code, budget, payment, reports, MIS etc. till launch of project. Smooth transition to function leads - Support in fund arrangement, initial budget and approval process of deal diligences and land acquisition. - Understanding the new project model and analysing the cash flow, costs, revenue etc., - Discussion with BD team, Sales team, Liaison team, project team on assumptions taken for cost and revenue in business case - Support in finalisation and sign off on Launch Business case of all new projects within stipulated timelines Performance Measure of Success: - Individual Accountability Shared Accountability - Review and comments from finance on all documents of new deals - Tax clearance of new deals supported by opinions. - Financial review and diligence of land owners/entities - Ensure timely closure of all deliverables from finance team on new launches - Finance Lead for new launches support - Drive timely finalisation of launch Business case after detailed discussion with all stakeholders Key relationships: - CA firm, Financial diligence consultants, Lawyers - BD team, CPO team; Sales Team; Tax team, FP&A team, Functional Competencies: - Good understanding of real estate and new deal financial and tax diligence - Strong conceptual understanding of Business Modelling, - Analytical skills with solution- oriented approach and positive attitude - Good in business partnering, achieving stringent timeline, and driving things. Qualification and Experience: - CA/MBA - 4-7 years post qualification
