Title: Manager Facilities - Hospitality / Luxury Residential Property

Location: Mumbai (South Mumbai)

Role Overview:

We are looking for an experienced and hands-on Manager of Facilities to lead the overall facilities and property operations of a high-end luxury residential community.

The role requires someone who brings together strong technical and facilities expertise with a hospitality mindset. The individual will be responsible for ensuring that the property is maintained to the highest standards while delivering a warm, discreet and seamless experience for residents and their guests.

The ideal candidate would have experience in luxury hospitality, premium residential developments, five-star hotels, or other high-end properties, with a strong understanding of the service expectations that come with working in such environments.

Key Responsibilities:

- Overall Property Operations: Take ownership of the day-to-day functioning, upkeep and presentation of the property, ensuring all facilities are safe, well-maintained and operating efficiently.

- Resident Experience: Work closely with concierge, front office, valet, housekeeping and other service teams to ensure residents receive a consistently high level of service and attention.

- Engineering & MEP: Oversee the operation and preventive maintenance of critical building systems, including HVAC, electrical systems, plumbing, high-speed elevators, DG sets, fire and life-safety systems, BMS and other building automation systems.

- Preventive Maintenance: Establish and monitor structured preventive and predictive maintenance schedules to minimise breakdowns, disruptions and resident complaints.

- Vendor & Contractor Management: Identify, appoint and manage specialist vendors and service partners for housekeeping, landscaping, pool maintenance, pest control, deep cleaning, security, technical services and other property requirements. Ensure service quality, compliance and timely delivery.

- Security & Safety: Oversee property security in coordination with the security team, including access control, CCTV, visitor management and 24/7 security protocols. Ensure fire safety systems, emergency procedures and evacuation plans are regularly reviewed and tested.

- Resident & Guest Handling: Maintain a service orientation and personally oversee critical resident concerns, emergencies or service issues when required. The ability to handle sensitive situations with discretion and maturity is essential.

- Budget & Cost Management: Prepare and manage annual OpEx and CapEx budgets, monitor operating costs, review vendor commercials and identify opportunities to improve efficiency without compromising the resident experience.

- Property Standards & Presentation: Ensure common areas, amenities, services and back-of-house facilities consistently meet the standards expected of a luxury residential property.

- Sustainability & Compliance: Drive responsible practices around energy consumption, water conservation, waste management and other sustainability initiatives while ensuring compliance with all applicable statutory and safety requirements.

- Team Leadership: Lead, mentor and develop the facilities and engineering teams, creating a culture of ownership, accountability, service and professionalism.

- Reporting & Stakeholder Management: Provide regular updates to senior management / property management on operational performance, maintenance requirements, budgets, incidents and ongoing projects.

Educational Qualification / Work Experience & Skills:

- Graduate / PG / MBA with min 14+ years of relevant experience in facilities / property management, preferably within:

1. Luxury / five-star hospitality

2. High-end residential developments

3. Premium commercial properties

4. Large integrated townships or managed communities

- Experience managing large, complex properties with multiple MEP and building services systems.

- Candidates from a strong hospitality background with substantial engineering / facilities exposure will be preferred.
