Lodha Group - Operations Strategy Role

Role Objective

Drive end-to-end operational responsibility for assigned real estate projects, ensuring timely delivery, adherence to quality standards, and achievement of cost objectives.

The role involves coordinating across functions to drive project execution, liveability readiness, risk management, and operational excellence.

Key Responsibilities

1. Ensure liveability readiness (starting 69 months before possession of each project), including working with various functions to resolve open issues and drive quality outcomes.

2. Own KCA end-to-end responsibility from brief initiation through handover, ensuring delivery on quality, time, and cost parameters.

3. Participate in the concept design process.

4. Manage liveability elements, including liveability audits, quality audits, and customer care coordination.

5. Facilitate implementation of risk management processes across project functions.

6. Facilitate cross-functional meetings to resolve conflicts and dependencies across departments.

7. Work jointly with Construction Management teams to identify and implement resolution plans for deviations from project schedules.

8. Support project execution strategy planning.

9. Review tenders/packages and coordinate with relevant stakeholders.

10. Drive innovation in development to improve quality and timelines.

11. Lead project budget setting and annual Cost-to-Complete (CTC) reviews.

12. Drive value engineering initiatives across projects.

Qualification

1. Graduate in Engineering.

2. Master's in Project Management preferred.

Practice & Other Requirements

1. Strong real estate background with experience in a comparable position.

2. Relevant experience in PMC-type roles.

3. Experience leading operational effectiveness initiatives focused on faster construction, cost optimization through technology and process improvements.

4. Experience in implementation of systems and processes to improve project execution and delivery.
