Job Title: Project Evaluation Specialist Real Estate (DCPR 2034)


Location: Andheri East, Mumbai


Working Days: 6 days (2nd & 4th Saturday Off)


Timing: 10:00 AM 6:30 PM

Role Overview:


We are seeking an experienced Project Evaluation Specialist with strong hands-on knowledge of DCPR 2034 and Mumbai real estate regulations. The candidate will assess project feasibility, costing, profitability, micro market trends, and FSI utilization, supporting strategic decision-making for new and ongoing development projects.


Key Responsibilities:


Project Feasibility & Evaluation:


- Evaluate potential real estate projects based on plot potential, development opportunities, regulatory constraints, and DCPR 2034 rules


- Conduct detailed feasibility studies, including:


FSI calculations

Area statements

Massing studies

Development scenarios

Approval cost estimation

Compliance checks


- Prepare and present feasibility reports for management review


- Assess micro-market dynamics, pricing trends, and product suitability


Financial & Cost Analysis:


- Evaluate the costing of the project, including construction cost analysis and approval-related expenditure


- Prepare cash flow projections, ROI assessments, and cost-benefit analyses


- Estimate approval costs (IOD/CC, premiums, NOCs, fungible, TDR, etc.)


- Conduct price benchmarking and financial modeling using MS Excel


Market Research & Micro-Market Analysis:


- Study micro-markets for demand trends, buyer segments, comparable projects, and pricing


- Track local and national real estate trends to support project positioning and business strategy


- Analyze competition and market conditions to predict project success


Legal & Regulatory Compliance:


- Interpret and apply DCPR 2034, UDCPR, FSI norms, zoning rules, and building regulations


- Support the team in securing legal approvals, NOCs, IOD/CC, RERA registration, and statutory clearances


- Prepare and verify municipal drawings, approval documents, and compliance reports


Risk Assessment & Mitigation:


- Identify regulatory, financial, operational, and environmental risks


- Provide recommendations to minimize project risks


- Highlight feasibility challenges and propose viable alternatives


Stakeholder Coordination:


- Collaborate with architects, RCC/MEP consultants, legal teams, finance teams, and project managers


- Align feasibility outcomes with design, product strategy, investment goals, and development timelines


- Participate in cross-functional discussions for project strategy and planning


Reporting & Presentation:


- Prepare detailed reports, PPTs, and dashboards summarizing feasibility outcomes


- Present evaluation insights, financial analysis, and risk assessments to senior management


- Provide post-implementation analysis comparing projected vs actual outcomes


Key Competencies:


- Strong analytical & financial modeling skills (Advanced MS Excel)


- Expert understanding of DCPR 2034 / UDCPR / Mumbai real estate norms


- Excellent feasibility study & project evaluation capability


- Ability to prepare area statements, FSI sheets & development scenarios


- Strong communication & stakeholder management


- Problem-solving and decision-making ability


- Market awareness and business acumen


Qualifications & Experience:


- Bachelors/Masters in Architecture, Urban Planning, Civil Engineering, Real Estate, or related field or Any graduate


- 310 years of experience in project feasibility, DCPR planning, or real estate development


- Hands-on experience in MS Excel, FSI calculations, feasibility reports & approval cost estimation


- Strong exposure to Mumbai real estate regulations
