Location: Mumbai Job Description: Candidate will assist in asset management including financial modelling, investor reporting, market research and analysis, due diligence & documentation etc. Key Responsibilities: - Prepare and update the business plan/ financial model of portfolio assets to track the actual performance vs underwriting - Manage a quarterly portfolio assets valuation process with a third party valuer - Prepare the periodic investors report on project progress, performance KPI and tracking returns - Monitor of project annual project budget and execution timeline to ensure performance matches investment - Review and analyse the project financial statements to capture the actual in business plan - Be able to provide ad-hoc asset level and portfolio level financial and operational information - Research/evaluate market trends, rental rates and occupancy trends to update investment assumptions within models - Assist in operation due diligence process at entry and exit of portfolio assets - Assist in the asset disposition efforts including negotiation strategy, writing disposition note to investment committee, finalizing disposition models, calculating waterfall returns, transaction management and closing - Assist the team on development of new strategies/ products Qualifications/Skills : - MBA from a top 10 business school (such as IIM, FMS, XLRI, ISB) or a CA - 6-9 years of experience in asset management, valuation, private equity, investment banking - Excellent understanding of real estate finance structures, property level operating cashflows, JVs waterfalls and different capital structures - Excellent financial modelling and analytical capabilities - High level of acuity with Microsoft Excel; ability to generate and summarize data in a clear, concise, and accurate manner. - A fair understanding of commercial and residential real estate sector - Ability to coordinate & communicate cross-functionally - Strong on integrity and confidentiality
