Key Responsibilities:
Business Development & Revenue Growth:
- Drive revenue generation by identifying, pursuing, and closing new business opportunities in managed and coworking office spaces.
- Develop and execute strategic sales plans to achieve quarterly and annual sales targets.
- Build partnerships with real estate consultants, property aggregators, and channel partners to maximize sales reach.
Client Relationship Management:
- Build and nurture strong, long-term relationships with existing and prospective clients.
- Understand client business requirements, preferences, and budget to deliver customized workspace solutions.
- Conduct client meetings, site visits, and business presentations to showcase offerings effectively.
- Ensure a superior client experience through timely communication, follow-ups, and service delivery coordination.
Proposal Development & Negotiation:
- Prepare and present commercial proposals, pricing structures, and leasing terms to prospective clients.
- Negotiate terms and close deals while ensuring profitability and alignment with business policies.
- Collaborate with internal teams (operations, finance, legal, and design) to develop tailored client proposals and agreements.
Market Research & Competitive Analysis:
- Conduct regular market research to identify trends, competitor activities, pricing strategies, and emerging market segments.
- Provide insights and recommendations for pricing models, marketing initiatives, and strategic positioning.
- Analyze occupancy rates, market demand, and location-specific opportunities to guide business decisions.
Sales Operations & Reporting:
- Maintain accurate records of leads, opportunities, and sales activities using CRM systems.
- Generate and present sales reports, forecasts, and performance metrics to leadership.
- Work closely with marketing teams to design and execute promotional campaigns for specific office locations or target segments.
- Ensure all sales documentation, contracts, and compliance requirements are completed accurately and on time.
Required Qualifications & Skills:
- Minimum 8+ years of experience in Managed Office Spaces, Coworking, or Commercial Real Estate (mandatory).
- Strong understanding of leasing models, occupancy trends, and commercial space requirements.
- Proven track record of achieving or exceeding sales targets.
- Excellent communication, presentation, and negotiation skills.
- Strong relationship management and client engagement abilities.
- Proficiency in CRM systems and sales tracking tools.
- Ability to conduct market research, interpret data, and derive actionable insights.
- Strong organizational skills, attention to detail, and ability to handle multiple opportunities simultaneously.
