Position: Project Director

Location: Mumbai / Alibaug / Goa

Reports to: COO

Direct Reports: Project Management, Construction Management, and Interior Design teams

The Project Director is central to this promise-ensuring every home is delivered to world-class standards of luxury, on time and without compromise.

Role Overview:

This is a high-impact leadership role for an execution-driven professional who thrives in fast-paced, high-standard environments. The Project Director will oversee the end-to-end lifecycle of projects-from planning and design coordination to construction, interiors, finishing, and handover.

This is not a desk-bound role. It requires extensive site presence, hands-on problem solving, and a zero-tolerance approach to anything less than perfection in quality, aesthetics, and functionality.

Key Responsibilities:

Project Planning & Execution:

- Lead and oversee all phases of luxury villa and bungalow projects, from design integration to construction and interiors.

- Develop and manage detailed project plans to ensure precision, quality, and timely execution.

- Personally monitor site progress through daily visits, snagging, and finishing inspections.

- Resolve execution challenges swiftly while safeguarding luxury standards.

- Drive value engineering to optimize costs without diluting design or finish.

Quality & Detailing:

- Champion an uncompromising focus on finishing and detailing, inspired by luxury residences and hospitality benchmarks.

- Ensure every structural, architectural, and interior element meets international standards of luxury and functionality.

- Build and maintain strong working relationships with consultants, vendors, and contractors to guarantee seamless execution.

Team Leadership & Engagement:

- Directly lead and integrate three critical teams: Project Management, Construction Management, and Interior Design.

- Set clear goals, ensure accountability, and align teams around delivery excellence.

- Provide mentorship and hands-on guidance, with direct involvement in problem solving.

- Foster a culture of ownership, precision, and uncompromising quality across teams.

Financial & Contractual Oversight:

- Oversee project budgets, billing, and cost controls for all streams (civil, interiors, construction).

- Manage contract negotiations and navigate fragmented supply chains.

- Proactively mitigate risks, cost escalations, and delays without compromising delivery.

Stakeholder Management:

- Collaborate closely with the COO, Central Planning, Analysis & Support cell and leadership team on strategy, priorities, and execution pipelines.

- Ensure seamless alignment between Sales, Architecture, Construction, and Interior Design stakeholders.

- Take ownership of on-ground issues, resolving them decisively.

Candidate Profile:

Education & Experience:

- Bachelor's degree in Civil Engineering (B.E. Civil) or equivalent.

- 15+ years of experience in Project & Construction Management, with at least 5 years in luxury projects.

- Prior experience in luxury residential or hospitality (villas, resorts, high-end hotels, malls) strongly preferred.

- Ideally below 45 years.

Core Skills:

- Strong technical and managerial expertise across project management, construction, and interiors.

- Exceptional problem-solving and decision-making ability under pressure.

- High proficiency in construction finance, billing, and contract negotiations.

- Excellent interpersonal skills to engage effectively with consultants, vendors, and high-profile stakeholders.

- Willingness to be site-focused, with extensive travel and on-ground presence.
