About the company:

A fast-growing Gurugram-based fintech platform that lets retail investors own fractions of premium residential real estate from as little as Rs 10,000. Each property is held in its own SPV, investor money moves through a bank escrow under a trustee framework, and inventory is sourced from Grade-A developers. The founding team comes from leading consumer internet and fintech companies.

The role:

You will own the analysis behind every investment the platform makes, from first look to listing, working directly with the founders and the investment committee.

What you will do:

- Screen residential opportunities from Grade-A developers and channel partners against the platform investment criteria

- Research micro-markets in Gurugram (Golf Course Road, Golf Course Extension, Dwarka Expressway, SPR) and Noida: pricing, absorption, inventory, rental demand, supply pipeline and comparable transactions

- Build underwriting models: purchase price, stamp duty and transaction costs, rental yield, appreciation, SPV-level cash flows, IRR/XIRR and exit scenarios with sensitivity analysis

- Write investment committee memos covering thesis, risks, mitigants and a clear recommendation

- Support due diligence with legal, technical and valuation advisers (title, RERA, approvals)

- Track live assets (rent, occupancy, resale benchmarks) and support investor reporting and market updates

Who we are looking for:

- MBA/PGDM (Finance) from a top B-school (IIMs, ISB, FMS, XLRI or similar), B.Tech from IITs/NITs with a finance bent, CA, or CFA candidate; 0 - 1 years of experience

- Strong Excel and financial modelling (DCF, IRR); comfortable with technology and data (Python / SQL / Power BI is a plus)

- Independent, analytical and research-minded; able to turn a dataset into a crisp one-page recommendation

- Genuine interest in real estate investing; internships in real estate funds, PE, investment banking or consulting are a plus
