Role Overview:

This role sits within a team focused on investing in and managing positions across Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs). The mandate spans the full investment lifecycle sourcing and evaluating opportunities, executing transactions, and monitoring portfolio positions on an ongoing basis. The role requires strong analytical rigour around cash flow modelling, deal structuring, and relative value assessment across the listed REIT/InvIT universe.

Key Responsibilities:

- Build and maintain detailed financial models for REITs and InvITs, including cash flow projections, NAV estimation, and distribution analysis.

- Conduct relative value assessments across the REIT/InvIT universe to identify attractive investment opportunities.

- Support transaction execution, including due diligence, structuring inputs, and documentation review.

- Monitor existing portfolio positions on an ongoing basis, tracking financial performance, regulatory developments, and sector trends.

- Prepare investment notes, memos, and presentations summarising analysis and recommendations for internal stakeholders.

- Track macro and sector-level developments relevant to real estate and infrastructure asset classes, including regulatory and policy changes affecting REITs/InvITs.

- Liaise with sponsors, trustees, and other market participants as part of the evaluation and monitoring process.

Candidate Requirements:

- 1-2 years of relevant experience in investment research, equity research, real estate/infrastructure finance, or a related analytical role.

- Strong financial modelling skills, with particular comfort around cash flow-based valuation approaches.

- Working knowledge of REIT/InvIT structures, distribution mechanics, and the regulatory framework governing these instruments is preferred.

- Strong quantitative and analytical ability, with high attention to detail.

- Excellent written and verbal communication skills, with the ability to articulate investment views clearly and concisely.

- A degree in finance, economics, engineering, or a related field; CFA pursuit/qualification is a plus.

- Self-starter with the ability to work independently in a small, fast-paced team environment.
