Job Description : Head Project Funding - Real Estate

Position Overview:

The Head Project Funding will be responsible for sourcing, structuring, and securing funding for real estate projects. The role requires strong financial acumen, knowledge of funding instruments, investor relations, and collaboration with internal project, legal, and finance teams. The position plays a critical role in ensuring the timely availability of funds for project execution and growth.

Key Responsibilities:

1. Fundraising & Financing:

- Identify and evaluate funding sources including banks, NBFCs, private equity funds, HNIs, and institutional investors.

- Structure project-specific financing deals (construction finance, lease rental discounting, mezzanine funding, etc.).

- Prepare and present financial models, project reports, and investment memoranda for lenders/investors.

- Negotiate loan terms, interest rates, covenants, and repayment structures.

2. Financial Strategy & Planning:

- Work with senior management to develop capital-raising strategies aligned with company goals.

- Conduct financial feasibility studies and cash-flow analysis for projects.

- Assess risks, funding gaps, and propose financing solutions.

3. Investor & Lender Relations:

- Build and maintain relationships with banks, NBFCs, private equity funds, and other financial institutions.

- Manage investor reporting, periodic updates, and compliance with funding terms.

- Organize roadshows, investor presentations, and site visits.

4. Documentation & Compliance:

- Coordinate with legal, finance, and compliance teams for loan agreements, sanction letters, and due diligence.

- Ensure adherence to RERA, SEBI, RBI, and other regulatory guidelines.

- Monitor disbursements and ensure proper end-use of funds.

5. Cross-functional Collaboration

- Work closely with project, sales, finance, and legal teams to align funding requirements with project timelines.

- Track project progress and manage fund flow to ensure timely completion.

Key Skills & Competencies:

- Strong understanding of real estate financing models, capital structuring, and fund-raising mechanisms.

- Excellent financial modeling, analytical, and negotiation skills.

- Network with banks, NBFCs, private equity, and investors.

- Knowledge of regulatory frameworks (RERA, SEBI, RBI).

- Strong communication and presentation skills.

Qualifications & Experience:

- MBA (Finance) / CA / CFA or equivalent.

- 15-20 years of experience in real estate financing, project funding, or investment banking.

- Proven track record of raising funds for mid-to-large scale real estate residential projects is a must
