Head Safety & Security Purpose of the Position: This position is responsible for: The Head of Safety & Security (NCA) is responsible to manage the entire safety and security related operations and services for Non-Core Assets for the Real Estate vertical, across the country. Detailed Responsibilities: Process / Sub-Process Responsibilities / Activities: Planning - Collaborates with the Facility management head to develop the security services budget for the allocated properties and ensure adherence to the same. - Responsible to drive operational excellence on field with site security teams. - Periodically audit the safety and security schedules / compliances / trainings / team members' performance for the allocated properties and ensure seamless operations. - Collaborates with the facility management head to standardize the security management processes and systems at the allocated properties. - Responsible for team engagement, budgetary adherence, new vendor development, statutory compliance for all properties. - Plan people requirements for all properties. Property Security Management: - Responsible to look after the entire security management operations for the assigned property such as deployment, safety, security, housekeeping, and fire & safety systems. - Look after the upkeep and maintenance of Electrical and Plumbing requirements of Non-core assets, as applicable. - Identify and tie up with vendors for security and safety related services, maintenance, and housekeeping. - Finalize contracts for security related services and ensure periodic checks are done for fire & safety. - Ensure compliance with statutory requirements as per fire & safety norms. - Carry out regular inspections and in case of any improvement areas are identified, work towards addressing the same. - Responsible to resolve maintenance and security related queries, and closure of all bills with Finance team. Inventory Management: - Develop the inventory plan for the properties and ensure necessary tools and tackles are available as per requirement. - Identify new vendors and carry out negotiation that is in the best interest of company. - Monitor the usage of spares and ensure inventory records are regularly updated. Cost Optimization - Identify cost saving factors and ensure cost reduction by improving operational efficiencies. - Negotiate best cost models with the vendors by identifying vendors who provide best services at minimum cost. MIS & Reporting: - Prepare, maintain, and track operating budget for assigned properties. - Responsible to prepare the snag list and work towards rectifying the same. - Prepare electricity and water consumption reports and other maintenance activity reports for the central team. - Prepare the periodic expense statements and ensure all the vendors are paid on time. - Maintain maintenance / security logbooks and ensure that the same is periodically updated for audits and internal reviews. Vendor Management: - Ensure that all the vendors are issued internal formats as required for the invoicing process. - Responsible to check all invoices received from vendors vis- vis work completed as per the work order. Thereafter, forward the same for approvals and later to the finance team for processing and ensure that same is processed as per agreed timelines. - Keep all the documents related to invoices updated in the respective vendor's folder for reference and audit purpose. Educational Qualification Requirements: Essential (The Basic Qualification required for this position to perform effectively): Ex-Army, Security courses, Safety courses Additional (Additional Qualifications required for this position to perform effectively): MBA Operations Work Experience Requirements: - Min to Max Experience (in years): 20-27 Years of Experience - Preferably worked in industries : Real Estate, Hotels, MNCs, IPCs - Any other experience (if any): 8+ years' of experience in managing security of multiple and remote locations across spread out geography. - Preferably worked as Work Level: Cluster Security Head Organizational Interfaces: - Internal Interface: (Departments / Designations, this position needs to interface within the organization to accomplish its task effectively): 1.
