Role Level: Senior Manager / AGM / AVP

Location: Delhi & Mumbai

Department: Retail Leasing & Business Development

Role Overview:

The role is responsible for driving end-to-end retail leasing strategy across premium commercial and retail assets in Delhi and Mumbai. This includes tenant acquisition, category mix planning, deal structuring, negotiations, and portfolio growth while ensuring strong occupancy, revenue delivery, and timely store activations.

Key Responsibilities:

1. Leasing Strategy & Category Planning

- Develop and execute leasing plans for both cities based on market dynamics, catchment potential, and asset positioning.

- Plan anchor, mini-anchor, and inline mix across categories such as fashion, lifestyle, F&B, entertainment, services, and experiential retail.

- Identify underutilised areas to improve category zoning and asset profitability.

2. Tenant Acquisition & Deal Closures

- Drive end-to-end leasing cyclesprospecting, presentations, site showings, proposal structuring, negotiations, and final closures.

- Source and evaluate potential tenants suited for premium and high-street retail environments.

- Ensure timely execution of agreements (LOI, Leave & License, and renewals).

3. Network & Stakeholder Management

- Build and maintain strong relationships with retailers, brokers, IPCs, consultants, and industry stakeholders across Delhi and Mumbai.

- Engage regularly with decision-makers and leasing heads to drive new brand entry into the portfolio.

- Represent the organisation at industry events, exhibitions, and networking platforms.

4. Fit-Out & Store Opening Coordination

- Coordinate with design, projects, legal, operations, and finance teams to ensure smooth onboarding and timely store openings.

- Monitor compliance with mall guidelines, documentation processes, and fit-out schedules.

5. Portfolio Performance & Market Intelligence

- Track occupancy levels, category performance, leasing pipeline, and revenue metrics across assets.

- Conduct benchmarking of competing malls and high-street developments in both cities.

- Recommend churn, expansion, and re-leasing strategies to maximise asset performance.

6. Commercial & Documentation Management

- Drive commercial negotiations aligned with organisational objectives.

- Ensure accurate documentation, compliance, and smooth execution of agreements.

- Maintain updated dashboards, MIS, and reporting for leadership review.

7. Cross-Functional Leadership

- Work closely with marketing, operations, and facility management to enhance tenant performance and customer experience.

- Support asset positioning and promotional strategies to drive footfall and retailer success.

Candidate Profile:

- 6 - 18 years of retail leasing experience in malls, commercial real estate, mixed-use assets, or high-street retail.

- Strong understanding of the DelhiNCR and Mumbai retail ecosystems.

- Proven track record of closing leases across multiple categories and formats.

- Excellent negotiation, communication, and stakeholder management skills.

- Ability to work across multi-city portfolios with frequent travel.
