About the Client:

Our client is a leading North India focused real estate development group with a legacy spanning decades.

The organization has established a significant presence across North Indian markets through residential, commercial, retail and integrated township developments.

Role Brief:

The Head - Real Estate Operations will have overall responsibility for strategy, business growth, profitability, project delivery, customer experience and organizational capability.

The mandate is to build a professionally managed real estate organization that combines the entrepreneurial strengths of the company with institutional governance, strong execution discipline and sustainable growth.

Key Responsibilities:

1. Corporate Strategy & Execution:

- Develop and execute the company's 3-5 year strategic business plan.

- Translate Promoter vision into clear business priorities and measurable outcomes.

- Identify new growth opportunities across residential, commercial, retail, hospitality, mixed-use and township development.

- Evaluate new markets, asset classes, partnerships and development opportunities.

- Develop appropriate JV/JD/strategic partnership models.

- Optimize the existing land bank and development portfolio.

- Establish investment and development priorities based on market potential, returns and organizational capability.

- Build a sustainable growth pipeline while maintaining financial discipline.

2. P&L and Financial Performance:

- Own overall P&L and business performance.

- Drive revenue, profitability, cash flow and return on capital.

- Work closely with the CFO on budgeting, forecasting, cash-flow planning and capital allocation.

- Strengthen project-level financial controls.

- Improve cash conversion through stronger sales, collections and project monetization.

- Establish clear financial accountability across business verticals.

- Ensure capital is deployed toward high-return and strategically relevant opportunities.

- Maintain strong balance-sheet and liquidity discipline.

3. Sales, Marketing & Collections:

- Develop an integrated sales and marketing strategy aligned with project launches and inventory.

- Strengthen sales productivity and channel performance.

- Improve customer segmentation and product positioning.

- Drive effective pricing and inventory strategy.

- Establish robust sales forecasting and pipeline management.

- Improve collections and reduce receivable ageing.

- Integrate Sales, CRM, Finance and Projects around the customer journey.

- Strengthen customer experience from booking through possession and post-handover.

4. Project Development & Execution:

- Provide overall leadership to the development and execution engine.

- Ensure projects are delivered within approved cost, quality and timelines.

- Establish project governance and review mechanisms.

- Ensure effective coordination between Projects, Planning, Design, Procurement, Contracts, Finance, Sales, CRM and Legal.

- Monitor project milestones, critical path, cost overruns and execution risks.

- Drive recovery plans for delayed or stalled projects.

- Ensure appropriate quality, safety and compliance standards.

- Strengthen contractor, consultant and vendor governance.

- Ensure timely statutory approvals and regulatory compliance.

5. Customer Experience & CRM:

- Transform CRM from a transactional support function into a strategic customer function.

- Establish customer experience standards.

- Introduce customer journey mapping and service-level benchmarks.

- Create a transparent customer escalation mechanism.

- Monitor complaints, resolution timelines and customer satisfaction.

- Improve possession and handover experience.

- Introduce customer analytics and VOC (Voice of Customer).

- Build a customer-centric culture across the organization.

6. Board/Promoter Management:

- Serve as the primary interface between the Board/Promoters and management.

- Translate Board strategy into execution.

- Provide transparent and timely business reporting.

- Present business performance, risks, opportunities and strategic recommendations.

- Build trust through facts, data and consistent communication.

- Escalate material risks early.

- Ensure alignment between ownership expectations and organizational capability.

7. External Stakeholder Management:

- Represent the company with government authorities, regulators, banks and financial institutions, investors, JV/JD partners, landowners, major customers, contractors, consultants, industry bodies, local communities and strategic partners.

- Build and maintain strong institutional relationships across the company's operating markets.

8. Risk, Compliance & Reputation:

- Ensure compliance with RERA and applicable statutory requirements.

- Strengthen legal and regulatory governance.

- Establish enterprise risk management.

- Monitor project, financial, legal, regulatory and reputational risks.

- Ensure appropriate internal controls.

- Build a culture of compliance and ethical business conduct.

- Protect the company's brand and long-term reputation.

Ideal Corporate Experience:

- 20+ years of overall professional experience in real estate development, infrastructure, construction or related sectors.

- Preferably 5+ years in a COO, Business Head, President, Executive Director or equivalent enterprise leadership role.

- Proven experience managing a substantial P&L.

- Experience leading large cross-functional teams.

- Experience with residential, township, commercial or mixed-use development strongly preferred.

- Experience in a promoter-led organization transitioning toward professional management would be highly desirable.

Education Qualification:

Preferred:

- Bachelor's degree in Engineering, Architecture, Management, Finance, Economics or related discipline.

- MBA/PGDM from a reputed institution preferred.

Leadership Characteristics:

The incumbent should be entrepreneurial but structured, strategic but execution-oriented, commercially sharp but customer-centric, decisive but collaborative, data-driven but people-oriented, high-energy but emotionally mature, comfortable with promoters but capable of building institutional governance, and strong enough to challenge legacy practices respectfully.
