Reporting to: Project Director / COO / Leadership Team
Role Objective:
To lead and drive end-to-end Quality Assurance and Quality Control across large-scale real estate projects, ensuring adherence to approved designs, specifications, codes, and best-in-class construction standards, while strengthening quality systems and governance across the organization.
Key Responsibilities:
Quality Strategy & Governance:
- Define and implement the overall QA/QC strategy across residential, commercial, and mixed-use projects.
- Establish quality benchmarks, SOPs, checklists, and audit frameworks aligned with industry standards and company objectives.
Project Execution & Site Quality:
- Oversee quality control across all construction stages including RCC, finishing, fa- ade, MEP, and external works.
- Ensure compliance with approved drawings, technical specifications, IS codes, and statutory requirements.
- Conduct regular site inspections, audits, and quality reviews to identify risks and corrective actions.
Contractor & Vendor Quality Management:
- Approve and monitor contractor QA/QC plans, ITPs, method statements, and material submittals.
- Evaluate and manage vendor and contractor quality performance, including corrective and preventive actions.
Testing, Materials & Documentation:
- Ensure proper material testing, third-party lab coordination, and validation of results.
- Maintain robust quality documentation, NCR tracking, and closure mechanisms.
Handover & Defect Liability:
- Lead pre-handover quality audits, snag lists, and defect rectification processes.
- Support smooth project handover and DLP management to ensure long-term quality performance.
Leadership & Collaboration:
- Lead and mentor QA/QC teams across projects, ensuring skill development and accountability.
- Work closely with Design, Projects, Contracts, Procurement, and PMC teams to drive quality outcomes.
Key Skills & Competencies:
- Strong expertise in QA/QC for real estate construction
- Deep knowledge of RCC, finishing, MEP, fa- ade works
- Quality audits, risk assessment, and process standardisation
- Contractor and vendor quality management
- Strong leadership, communication, and stakeholder coordination skills
Educational Qualifications:
- B.E./B.Tech (Civil Engineering) mandatory
- Postgraduate qualification or certifications in Quality / Project Management preferred
Experience:
- 15-20+ years of experience in real estate / construction
- Proven experience leading QA/QC for large, premium real estate projects
- Experience in multi-project or large developer environments preferred
