Role Overview:

The Head of Operations - Corporate Real Estate is a senior leadership role responsible for driving end-to-end operational strategy, governance, and service excellence across all corporate real estate assets Pan-India.

The role demands a strong leader with proven experience in large-scale operations management, facilities strategy, asset lifecycle planning, compliance oversight, financial control, and cross-functional leadership.

The position ensures operational continuity, cost efficiency, employee experience, and sustainability across the organizations real estate footprint.

Key Responsibilities:

Strategic Operations Leadership:

- Develop and execute the national corporate real estate operations strategy aligned with business goals.

- Standardize operational processes, performance metrics, and service delivery models across all locations.

- Drive transformation initiatives including digital operations, IoT integration, predictive maintenance, and automation.

Facilities & Asset Management:

- Oversee hard and soft services across the portfolioengineering, housekeeping, security, transport, landscaping, cafeteria, and workplace services.

- Lead asset lifecycle planning, preventive maintenance programs, energy management, and space optimization.

- Monitor critical building systems, uptime, and business continuity readiness.

Compliance, Governance & Risk Management:

- Ensure 100% adherence to statutory, regulatory, safety, and environmental guidelines across all sites.

- Lead internal/external audits, risk mitigation plans, and EHS programs.

- Drive corporate governance for SLAs, KPIs, SOPs, and contractual obligations.

Vendor & Contract Management:

- Manage national vendor partners including facility management providers, OEMs, AMC partners, service contractors, and utility suppliers.

- Lead commercial negotiations, renewals, performance reviews, and SLA/KPI enforcement.

- Identify cost savings opportunities through contracting strategies, energy efficiency measures, and process improvements.

Financial Management:

- Own operational budgeting, forecasting, and cost control across all real estate functions.

- Optimize OPEX and CAPEX through data-driven decision-making, competitive sourcing, and productivity initiatives.

- Ensure financial discipline through accurate reporting, variance analysis, and governance controls.

Leadership & Stakeholder Management:

- Lead and mentor regional operational teams, building a high-performance and customer-centric culture.

- Collaborate with Finance, HR, Technology, Procurement, Legal, and Business Leaders to align operations with organizational priorities.

- Strengthen employee experience by ensuring seamless workplace operations and services.

Sustainability & ESG Integration:

- Promote sustainable operations including energy optimization, waste management, water conservation, and green building initiatives.

- Integrate ESG goals into operational frameworks and partner with sustainability teams on reporting and audits.

Qualifications & Experience:

- Graduate degree required; MBA or equivalent management qualification preferred.

- 18-30 years of experience in corporate real estate, facilities operations, or large-scale multi-site operational management.

- Strong expertise in operations strategy, P&L management, vendor governance, compliance, and team leadership.

- Proven experience implementing digital tools, IWMS/CAFM, IoT solutions, and data analytics in operations
