Job Opening: Head - Contracts | Gurgaon | Reputed Real Estate Developer

Department: Contracts & Commercial

Location: Gurgaon

Reports To: Managing Director / COO

Job Purpose:

To lead and oversee all contract management, tendering, procurement, and commercial functions of the organization. The role involves ensuring compliance with legal, financial, and operational requirements while maximizing value and minimizing risk in all contractual engagements for real estate development and construction projects.

Key Responsibilities:

1. Contract Management & Administration

- Lead the drafting, evaluation, negotiation, and execution of contracts for consultants, contractors, vendors, and service providers.

- Ensure all contracts comply with company policies, legal standards, and project requirements.

- Maintain a centralized database of contracts, tracking milestones, variations, and performance obligations.

- Manage claims, disputes, and contract closures efficiently.

2. Tendering & Procurement

- Oversee the preparation of tender documents, RFPs, and bid evaluations for civil, MEP, finishing, and infrastructure works.

- Evaluate commercial and technical proposals in coordination with the project and procurement teams.

- Negotiate with vendors and contractors to achieve optimal pricing, terms, and quality standards.

- Ensure timely finalization of contracts to align with project schedules.

3. Cost Control & Commercial Oversight

- Develop and implement cost control measures throughout project life cycles.

- Review BOQs, rate analyses, and cost estimates to ensure commercial viability.

- Monitor variations, change orders, and escalation claims.

- Support project teams with budget tracking, cash flow projections, and value engineering inputs.

4. Legal & Compliance

- Liaise with legal counsel for contract vetting and dispute resolution.

- Ensure compliance with statutory requirements, insurance policies, and regulatory norms.

- Handle arbitration and litigation matters related to contracts when required.

5. Leadership & Coordination

- Lead the contracts team across multiple projects.

- Provide guidance, mentoring, and training to the contracts and commercial staff.

- Coordinate with internal departments - Project, Finance, Planning, Procurement, and Legal-for seamless contract execution.

Key Skills & Competencies:

- Strong knowledge of FIDIC, CPWD, and other standard contract formats.

- Expertise in tendering, rate analysis, and cost estimation.

- Excellent negotiation and communication skills.

- Sound understanding of real estate construction practices and commercial risk management.

- Proficiency in MS Excel, ERP systems, and contract management tools.

Educational Qualification:

- B.E./B.Tech (Civil Engineering)

- MBA (Contracts Management / Project Management / Finance), will be an added advantage

Experience:

- Minimum: 20+ years of experience in contracts & commercial management.

- Industry Preference: Real Estate Developers / EPC companies.

- Experience: Should have handled large-scale residential, commercial, or mixed-use projects.
