JD Head of Business Development (Real Estate)

Role Overview:
The Head Business Development will lead growth, acquisitions, partnerships, and revenue strategy for the Hyderabad region. The role involves identifying land opportunities, evaluating investments, driving JVs/JDs, expanding commercial and residential portfolios, and forging long-term relationships with landowners, IPCs, consultants, and government bodies.
The position requires a strong understanding of the Hyderabad real estate marketcommercial, residential, retail, and mixed-use.
Key Responsibilities:
1. Land Acquisition & Deal Structuring
- Identify and evaluate land parcels, redevelopment opportunities, and brownfield/greenfield assets across Hyderabad micro-markets.
- Conduct feasibility studies, highest-and-best-use analysis, and financial modelling.
- Lead negotiations for JVs, JDs, acquisitions, and partnerships with landowners and developers.
2. Market Expansion & Opportunity Mapping
- Build a multi-year growth pipeline across commercial, residential, and mixed-use verticals.
- Track new infrastructure, upcoming corridors, and evolving catchments in Hyderabad.
- Develop acquisition and expansion strategies aligned with business vision.
3. Relationship Management & Deal Origination
- Build strong relationships with landowners, IPCs, brokers, consultants, architects, bankers, and government bodies.
- Drive consistent deal flow through a strong network and proactive market engagement.
- Represent the organisation in key forums, exhibitions, and industry events.
4. Financial Evaluation & Business Case Development
- Drive financial modelling, risk assessment, and investment proposals for all BD opportunities.
- Collaborate with finance, legal, design, and projects for due diligence and approvals.
- Present business cases to leadership and investment committees.
5. Strategic Partnerships & Alliances
- Identify and onboard partners for construction, retail, hospitality, and co-development.
- Explore alliances to enhance asset value, speed-to-market, and portfolio diversification.
6. Cross-Functional Collaboration
- Work with design development, planning, sales, leasing, marketing, and execution teams to align BD decisions with project vision and financial targets.
- Support product strategy and positioning for new developments.
7. Compliance, Risk & Documentation
- Oversee title verification, legal due diligence, regulatory approvals, and compliance for all BD proposals.
- Coordinate with external legal firms and government authorities.
Candidate Profile:
- 12 to 25 years of experience in real estate business development, land acquisition, investments, or corporate strategy.
- Strong network across Hyderabad market developers, landlords, land aggregators, IPCs, consultants.
- Proven track record of closing land deals, JVs/JDs, and high-value transactions.
- Strong financial, analytical, negotiation, and communication skills.
- Ability to lead multi-stakeholder discussions and influence senior decision-makers.
