Position Summary

The Head of Asset Management’s primary purpose is to organize, develop and manage a portfolio and asset management department within Organization with the objective of overseeing the strategic,

financial, and operational performance of a diversified retail real estate portfolio, including

operational shopping centers and under-development assets.

You will work cross-functionally with other departments including leasing, property operations,

development, and finance, while also serving as the key interface between the firm and our

investment partners specifically for performance reporting and asset strategy. You will also work

closely with the CFO and Finance team to ensure that actual performance data (e.g., P&L, capital

expenditures, and variances) is accurately reflected in ongoing reporting and that interim

reforecasting processes are initiated when material deviations occur. The role will serve as a key

bridge between real-time financial performance and strategic asset-level decision-making.

You will lead asset-level business planning, establish key performance indicators (KPI’s) and monitor

asset-level and portfolio-level performance, oversee leasing strategy alignment, and ensure that

capital plans and operational budgets are optimized for value creation.

Essential Duties and Responsibilities

- Lead the asset management team with responsibility for preparing each portfolio’s biannual

budgeting and strategic planning process in coordination with stakeholders (including the Head of

Operations, Head of Leasing, and the CFO).

- Monitor and evaluate asset and portfolio performance against underwriting and track returns

(IRR, Equity Multiples). Serve as the principal point of contact for all asset-level reporting. Lead

quarterly asset reviews and present quarterly performance dashboards to the firms executive

committee and to the investors.

- Oversee compliance with agreements governing co-investment major decisions and prepare all

material and information required to gain any approvals (as needed) for special situations.

- Oversee the external and internal valuation process on a quarterly and annual basis for the

various portfolios of assets. Direct the engagement and oversight of the third party appraisal firms

and coordinate the review of the appraisals internally and with the external audit firms.

- Overseeing the disposition and marketing of assets designated for sale; including the selection

and coordination of investment sales brokers in the marketing process and negotiation of the

purchase agreement and closing documents.

- Overseeing joint venture relationships within the portfolio to ensure that the partner is meeting

milestones according to plan and that all interests remained aligned in accordance with the

portfolio agreements.

- Supervise and train Portfolio and Asset Management personnel. Assign duties for responsibilities

within the portfolio to team members and provide mentoring and career guidance to team.

Evaluate, and hire the appropriate personnel to conduct the responsibilities and meet the goals of

the Portfolio and Asset Management Department.

- Collaborate with the Finance and Accounting team to coordinate the development of asset

management and portfolio valuation models that: i) Are file-linked to the budget and accounting

systems to enable seamless import of actual fund performance data; ii) Reflect property- and

portfolio-level performance on a quarterly basis, including automated reconciliation of actual vs.

forecast; iii) Enable flexible scenario planning, asset sale assumptions, and mid-year reforecasting if

material variances occur.

- Oversee the research function within Organization to evaluate strategic marketing initiatives, and

select markets and sub markets in which to target acquisitions / dispositions.
