Job Title: Head - Approvals Location: Chennai Department: Project Development / Liaison & Approvals Reporting to: Regional Head / Business Head - South Role Overview: The Head - Approvals will be responsible for end-to-end management of statutory and regulatory approvals for all projects in Chennai. This includes liaison with government and statutory authorities, ensuring timely clearances, and managing compliance across planning, environmental, infrastructure, and operational domains. Key Responsibilities: Strategic Approval Planning: - Develop and execute an approvals roadmap aligned with the project lifecycle. - Identify and mitigate potential risks or delays in approval timelines. Regulatory & Statutory Liaison: - Liaise with local and state authorities such as CMDA, DTCP, TNPCB, TANGEDCO, Fire Department, AAI, MoEF, etc. - Ensure timely submission and follow-up of all drawings, documents, and forms required for approvals. Documentation & Compliance: - Ensure all documentation meets regulatory requirements. - Maintain organized records of approval stages, clearances, and compliance status. Cross-Functional Coordination: - Work closely with design, planning, legal, and execution teams to ensure approval requirements are integrated into project workflows. Team & Vendor Management: - Lead a team of approval and liaison officers; coordinate with external consultants and legal advisors for specialized approvals. Policy & Regulatory Intelligence: - Stay updated on changes in development control regulations (DCR), environmental norms, RERA guidelines, and urban development policies. Key Approvals to be Handled: - Master Plan and Layout Sanctions (CMDA/DTCP) - Building Plan Approvals (Corporation / Local Body) - Environmental Clearances (SEIAA/MoEF) - Fire NOC - Airport Authority Clearance - HT Electricity Sanction (TANGEDCO) - Water and Sewerage Approvals (CMWSSB) - Occupancy Certificate (OC) & Completion Certificate (CC) Qualifications & Experience: - Bachelor's Degree in Civil Engineering, Architecture, Urban Planning, or related fields. MBA or Legal degree is an added advantage. - 15-20 years of experience in approvals, liaison, and regulatory compliance in real estate or infrastructure sector. - Strong network with Chennai-based statutory authorities and regulatory bodies. - Proven track record of managing approvals for large-scale residential or commercial developments. Skills & Competencies: Excellent understanding of development regulations and municipal norms in Tamil Nadu. Strong communication, negotiation, and relationship-building skills. Project management and problem-solving orientation. High integrity and ability to work in a confidential and time-bound manner.
