1. Corporate Real Estate Strategy & Portfolio Management
- Develop and execute a global real estate strategy aligned with headcount growth, cost optimisation, and geographic expansion plans.
- Manage end-to-end lease lifecycle: site identification, negotiation, execution, renewals, exits, and sublets.
- Partner with Finance and Business Leadership to build real estate business cases and capex investment models.
- Maintain a current portfolio view across all geographies with space utilisation analytics and forward demand planning.
2. Infrastructure Projects & Workplace Development
- Lead the planning, design, and delivery of large-scale infrastructure projects including new site builds, fit-outs, and capacity expansions.
- Govern project budgets, timelines, quality, and stakeholder communication from initiation through handover.
- Ensure compliance with local building codes, fire safety regulations, data security standards, and ESG commitments.
- Drive workplace design standards that reflect the employer brand, BPO operational needs, and employee experience goals.
3. Facilities Management
- Oversee delivery of integrated facilities management services across all sites: soft services, hard services, security, health & safety, and housekeeping.
- Manage FM vendor relationships and IFM contracts, ensuring SLA adherence, cost efficiency, and service quality.
- Ensure compliance with statutory requirements, environmental standards, and company's sustainability commitments.
- Drive continuous improvement in facilities operations, energy management, and workplace wellness initiatives.
4. Transport Operations
- Own end-to-end employee transport operations across all campuses, including cab aggregator contracts, route optimisation, and SLA management.
- Ensure adherence to transport safety policies, compliance with local regulations, and 24/7 operational continuity.
- Manage transport vendor relationships, KPIs, and cost governance. Drive cost-per-seat efficiency without compromising safety.
5. Global Travel Program Management
- Own the global corporate travel policy and ensure consistent implementation across geographies.
- Manage the TMC relationship, negotiate preferred rates, and oversee the traveller support framework.
- Drive travel cost containment through preferred supplier programs, booking tool adoption, and policy compliance tracking.
- Manage visa and immigration support services, travel risk management protocols, and duty-of-care obligations.
6. Technology Services Group (TSG)
- Partner with the IT/TSG leadership to ensure workplace technology standards are aligned with operational needs.
- Oversee AV/VC infrastructure, smart building technology, and end-user computing standards across all sites.
- Drive integration of technology into workplace and facilities operations to improve efficiency, reporting, and experience.
7. Vendor & Cost Governance
- Build and maintain a robust vendor governance framework across all CREST categories.
- Lead strategic sourcing, RFPs, and contract negotiations for all CREST-related spend.
- Drive year-on-year cost optimisation without compromising service quality or compliance standards.
- Partner with Procurement, Finance, and Legal on contract structuring and risk management.
8. Stakeholder Management & Leadership
- Serve as the senior CREST leader and escalation point for business, HR, and operations stakeholders across geographies.
- Build, mentor, and lead a high-performing CREST team across India, the US, and the Philippines.
- Present CREST strategy, performance, and investment proposals to the CXO leadership team and Board-level stakeholders.
- Champion a culture of service excellence, accountability, and continuous improvement within the CREST function.
Qualifications & Experience:
- Education: Bachelor's degree in Engineering (Civil/Electrical preferred), Architecture, Business Administration, or a related field. MBA or Master's degree in Real Estate, Facilities Management, or Operations is a strong advantage.
- Experience: 15-20 years of progressive experience in CREST, Facilities, Real Estate, or Workplace Operations, with at least 5 years in a senior leadership role within the BPO/ITES/ITeS sector.
- India experience: Mandatory - must have managed multi-site operations in India.
- Philippines experience: Essential - direct operational accountability in the Philippines is non-negotiable for this role.
- US experience: Preferred - prior exposure to US real estate markets, travel programs, or workplace delivery is advantageous.
- Multi-geography portfolio: Strongly preferred - candidates with a footprint spanning US, Europe, and Asia (beyond India) will be prioritised.
- Certifications: Certified Facility Manager (CFM), LEED AP, PMP, or equivalent professional certifications are an advantage.
