Job Title - General Manager / Vice President / Senior Vice President Construction & Projects

Location - Bangalore / South India (Project-based)

Industry - Real Estate Development

Experience - 1830 years (Developer-side construction experience mandatory)

Reporting To - CEO / COO / Managing Director

Role Overview:

The role will lead end-to-end construction and project execution across large-scale real estate developments. The incumbent will be responsible for planning, execution, cost, quality, safety, and timely delivery, while working closely with design, procurement, finance, and leadership teams. This is a strategic leadership role with high ownership and P&L impact.

Key Responsibilities:

1. Project Planning & Execution

- Lead end-to-end construction execution from mobilization to handover

- Prepare and monitor project schedules, construction plans, and milestones

- Ensure on-time, on-cost, and quality delivery of projects

2. Cost, Budget & Commercial Control

- Manage project budgets, cost controls, and cash flow coordination

- Monitor contractor billing, variations, and claims

- Drive value engineering initiatives without compromising quality

3. Contractor & Vendor Management

- Appoint, manage, and evaluate contractors, consultants, and vendors

- Lead contract negotiations, scope finalization, and performance reviews

- Ensure adherence to contractual terms, timelines, and quality benchmarks

4. Quality, Safety & Compliance

- Enforce quality assurance and quality control (QA/QC) standards

- Drive strong EHS (Environment, Health & Safety) practices across sites

- Ensure compliance with local building regulations, codes, and statutory norms

5. Design Coordination & Stakeholder Management

- Coordinate with architects, structural consultants, MEP, landscape, and PMCs

- Resolve design and execution challenges proactively

- Work closely with Finance, Sales, CRM, and Legal teams for seamless delivery

6. Leadership & Team Management

- Build, mentor, and lead large multi-disciplinary site and project teams

- Set performance goals, review outcomes, and drive accountability

- Create a culture of execution excellence, safety, and collaboration

7. Risk Management & Reporting

- Identify construction, cost, and schedule risks early and mitigate effectively

- Provide regular project progress reports and dashboards to leadership

- Support leadership in strategic planning and scale-up initiatives

Desired Candidate Profile:

- BE/B.Tech in Civil Engineering (mandatory)

- PG qualification in Construction Management / Project Management preferred

- 1830 years of experience in developer-side construction/project roles

- Strong exposure to high-rise residential, large townships, or mixed-use projects

- Proven leadership experience managing large teams and multiple projects

- Excellent stakeholder management and execution-driven mindset
