Description:
Qualification - B.Tech in Civil/Mechanical/Electrical (Mandatory)
Team & Task Management
- Lead a team of in-house engineers, technicians, and facility staff across multiple services (electrical, HVAC, STP, plumbing, civil, etc.)
- Allocate daily/weekly tasks, set priority-based targets, and run structured morning briefings and weekly planning meetings
- Ensure team members are aware of their KRAs, timelines, and escalation paths and deliver against them consistently
- Maintain team morale, discipline, shift scheduling, and ensure accountability across all internal and outsourced staff
SOP & KRA/KPI Execution
- Ensure all technical Standard Operating Procedures (SOPs) and task checklists are followed without deviation
- Monitor daily, weekly, and monthly KPI targets for breakdowns, response times, AMC logs, utility uptime, and tenant fit-out SLAs
- Escalate non-compliance and repetitive gaps in task performance to senior leadership with recommended corrective actions
- Maintain clear documentation and logs for every service line under your supervision
Facilities Oversight (Ongoing)
- Ensure smooth functioning of STP, HVAC, DG sets, fire systems, elevators, BMS, and water systems
- Keep all utility and technical systems compliant, operational, and audit-ready at all times Maintain checklists, logbooks, and dashboards for every major asset and system
- Ensure a zero downtime culture through preventive maintenance and fast-response protocols.
- Oversee and sign off on fit-out approvals. Approve technical drawings, monitor ongoing works, ensure safety compliance, and proper handovers
Vendor Management & RFP/Rate Control
- Ensure all vendors meet SLA commitments, timelines, material specs, and reporting protocols
- Approve RFPs, rate comparisons, work orders, and ensure timely release of jobs with clear deliverables & evaluate new vendor proposals, escalate rate discrepancies, and negotiate where required
Compliance, Safety & Reporting
- Ensure all technical operations comply with Delhis building, fire, electrical, and water laws
- Maintain an always-ready folder of licenses, NOCs, AMC certificates, inspection logs, and safety checklists
- Run monthly reporting to senior management, including site KPIs, vendor reports, escalations, and risk items
Continuous Improvement, CAM Optimization & Asset Enhancement
- Actively monitor and optimize Common Area Maintenance (CAM) costs through strategic vendor negotiations, manpower allocation, AMC structuring, and utility efficiency
- Identify and implement new technologies, systems, and energy-saving methods to reduce operational costs without compromising tenant experience
- Proactively suggest improvements to infrastructure, cleanliness, lighting, air quality, aesthetics, and service standards to make the property more attractive to current and prospective occupiers
- Conduct quarterly reviews of OPEX vs. NOI impact, and propose changes that directly contribute to improved building valuation and tenant retention
Design & Engineering Coordination
- Coordinate with architects, structural engineers, MEP consultants, and landscape designers.
- Review and approve technical drawings, BOQs, and design documents.
- Ensure value engineering and optimization of design for cost-effectiveness and sustainability.
Construction Management
- Supervise site execution teams and monitor progress against plans.
- Review contractor performance and resolve technical issues on site.
- Ensure implementation of best practices in construction methodology and safety standards.
Financial Management
- Prepare project budgets, cost estimates, and cash flow projections.
- Monitor project expenditures and ensure cost control.
- Approve variations and change orders within defined authority limits.
