Job Title: General Manager - Sales & Marketing (Residential Real Estate)
Client Overview:
Our client is a 35-year-old, well-established real estate firm with a strong track record of successfully delivering multiple residential high-rise projects across Uttar Pradesh and Uttarakhand. The organization is known for quality construction, timely delivery, and customer-centric practices.
Project Overview:
The role will focus on an upcoming premium residential project comprising 500+ units of 3 & 4 BHK luxury apartments.
Key Responsibilities / Deliverables:
Sales Leadership & Strategy:
- Oversee and lead end-to-end Sales & Marketing operations for the upcoming luxury residential project.
- Drive sales growth by leading from the front, coordinating with the sales team, and formulating strategies to enhance sales velocity and volume.
- Plan and execute direct sales strategies, including pricing, schemes, and customer acquisition plans.
Institutional & HNI Sales:
- Identify and engage large institutions, corporate clients, and investors for bulk and strategic deals.
- Target and manage relationships with High Net-Worth Individuals (HNIs) to maximize premium sales.
Channel Partner & Broker Management:
- Develop, expand, and strengthen relationships with channel partners, brokers, and real estate agents active in the project catchment area.
- Ensure consistent engagement, performance tracking, and alignment of channel partners with sales goals.
Brand Building & Marketing:
- Lead brand-building initiatives at the local and regional level, including:
a. Project presentations
b. Roadshows and site events
c. Local-level social media and digital campaigns
- Collaborate with marketing teams and agencies to ensure strong project visibility and positioning.
Corporate Communication
- Handle internal and external corporate communications, including:
a. Press releases
b. Media interactions
c. Technical articles and brand-related content
- Interface with advertising and media agencies to ensure consistent brand messaging and campaign execution.
Customer Relationship Management:
- Maintain strong relationships with customers across all stages of the buying journey.
- Ensure high customer satisfaction, addressing concerns and fostering long-term trust and brand loyalty.
Candidate Profile / Incumbent Pedigree:
- 20+ years of robust experience in real estate sales and marketing, preferably in residential projects.
- Proven experience in driving sales strategies, managing large residential developments, and achieving revenue targets.
- Hands-on exposure to direct sales, institutional sales, and channel partner development.
- Strong market knowledge and established networks in Ghaziabad and Noida.
- Demonstrated ability to build and sustain long-term customer and partner relationships.
- Strong leadership, communication, negotiation, and strategic planning skills.
