The Role:

Strategically assist in design and product development by obtaining necessary approvals from concerned Governmental bodies as per company's requirement by correct interpretation of provisions under various Governmental regulations in force and advise the Management about appropriate options or action for obtaining various approvals to ensure that the company's interest are protected.

Responsible for ensuring that all statutory approvals for projects are in place and Liasioning and maintaining good PR and Network with Governmental bodies, Local bodies etc. thus ensuring smooth continuity of projects with regards to statutory clearances and no interruptions or stoppages in work.

Strategizing and allocating resources accordingly for obtaining various statutory approvals like Building Proposal, IOD and CC, MOEF clearances etc. so that all statutory approvals are in place and that there is no stoppage of work due to non-compliances.

Responsible for obtaining of all necessary approvals like NOC, Building Permissions, Forest Department, Mantralaya etc. within the desired timeframe.

Liaise with Regulatory Consultants for submissions or filing of applications for obtaining necessary approvals from Municipal Corporation, Building Proposals, Forest Department, PWD, Mantralaya etc. and ensure that the same is being within set time frame.

Coordinate with various departments for project requirements and progress to understand current and future regulatory issues and prepare a strategy for the same within set framework.

Maintain good PR and network with statutory bodies to obtain information, approvals, NOCs etc. and ensure that there is no official notices for non-compliances issued and such cases are managed through effective PR and informal channels to protect company interest and reputation.

Maintain good working relations with neighboring housing society, shop owners, buildings etc. to ensure that there are no complaints through mutual resolutions and ensure a harmonious working environment around the project and minimize local problems.

Based on sound knowledge of various provisions in governmental bye laws, advice Management about new developments, changes in existing system, to maximize or optimize company resources and save on investment or cost through such clauses or provisions.

- In-depth knowledge of Municipal BYE-LAWS/ Legal know how of Real Estate

- Should be able to get benefits in statutory matters dealing with state government, BMC, Mantralaya, Society, community heads/bodies and Chawl dwellers

- Negotiations with various concerned officials on various matters where certification and approvals are required work to start.

- Represent organization in dealing with committees and various bodies related to real estate business progress.

- Liaise between such bodies and the top management as well as government officials for ensuring work initiation

- Should be able to interpret statutory changes from time to time being effected in a manner, which safeguards the organizations interests.

Mandatory Requisites:

- Turnover of the present company Min 2500 Cr

- Should have 12-15 years of experience from a real estate background handling mainly Mumbai region

- Understand/ Proficient in DCR

- Must be existing GM for at least 3 years
