Key Responsibilities :

Business Development & Opportunity Identification :

- Identify, source, evaluate, and acquire redevelopment projects and land acquisition opportunities across Pune and nearby markets.

- Build a strong pipeline of potential redevelopment, joint development, society redevelopment, and land acquisition opportunities.

- Conduct market mapping and identify emerging micro-markets with development potential.

- Develop strategies to expand the companys development footprint in line with annual business plans and growth targets.

Networking & Relationship Management:

- Establish and maintain strong relationships with landowners, housing societies, brokers, channel partners, IPCs, developers, PMCs, architects, and legal stakeholders.

- Maintain active market presence and gather intelligence on upcoming opportunities and competitive activity.

- Represent the company during negotiations, meetings, and industry engagements.

Feasibility & Investment Evaluation:

- Prepare and evaluate technical feasibility studies, financial feasibility models, market assessments, and business plans.

- Analyze project viability considering FSI utilization, TDR potential, development regulations, sales potential, and expected returns.

- Present investment proposals to senior management for approvals.

Deal Structuring & Negotiation:

- Lead commercial negotiations with landowners, societies, and developers.

- Structure transactions including Redevelopment Agreements, Joint Development Agreements (JDA), Development Management Agreements (DMA), and outright land purchases.

- Ensure commercially viable deal closure while mitigating risks.

Due Diligence & Transaction Management:

- Coordinate legal, technical, and financial due diligence processes.

- Work with legal teams to validate title documentation, ownership structures, and encumbrance status.

- Facilitate resolution of transaction-related issues and ensure smooth project acquisition.

Regulatory & Market Intelligence:

- Remain updated on Development Control Regulations (DCR), redevelopment policies, PMRDA regulations, municipal norms, RERA, and FSI/TDR frameworks.

- Identify industry trends and best practices.

Risk Assessment:

- Evaluate project-specific risks related to land title, regulatory approvals, rehabilitation obligations, and commercial viability.

- Recommend mitigation plans and support informed investment decisions.

Key Requirements:

Qualification:

- Bachelor's Degree in Engineering, Architecture, Planning, Commerce, Management, or related discipline.

- MBA (Finance/Marketing/Real Estate) preferred.

Experience:

- 15+ years of experience in Real Estate Business Development, Land Acquisition, Redevelopment, or Investments.

- Proven experience in sourcing and closing redevelopment and land transactions in Pune and surrounding regions.

- Strong network within Pune's real estate ecosystem.
