
The Chief Operating Officer (COO) will be the senior-most operational leader after the CEO and will report directly to the CEO.
The COO will be responsible for overseeing and managing the entire operational framework of the organization, ensuring seamless coordination between departments and efficient execution of the companys construction and development activities.
This role requires a leader who can drive operational discipline, improve efficiencies, optimize resources, and guide multiple department heads to ensure that project goals are achieved in a structured and timely manner.
The COO will not be involved in day-to-day micro-management of individual tasks, as each department has its own leadership. Instead, the COO will provide strategic direction, oversight, and structured monitoring systems to ensure that all departments function cohesively and effectively.

The COO will primarily oversee and coordinate the operational and execution-oriented departments related to construction and project delivery, while ensuring effective collaboration with the other functions within the organization.
Key Responsibilities :
Operational Leadership :
- Provide leadership and oversight to all operational departments involved in project execution.
- Guide department heads in implementing structured plans, processes, and performance benchmarks.
- Ensure that each department is aligned with the overall project timelines, budgets, and quality objectives.
- Conduct regular operational reviews to monitor performance and address bottlenecks.
Construction & Project Execution :
- Oversee all construction activities across the township project.
- Ensure coordination between civil works, finishing, MEP works, and other execution teams.
- Monitor progress against project milestones and ensure adherence to approved schedules.
Procurement, Contractors & Resource Management :
- Supervise procurement strategies to ensure cost-effective sourcing of materials and services.
- Monitor contractor performance, manpower availability, and execution standards.
- Ensure contractors are delivering work as per agreed timelines, scope, and quality standards.
Cost Optimization & Operational Efficiency :
- Identify and implement strategies to optimize construction costs without compromising quality.
- Introduce improved construction technologies, efficient site management practices, and better resource utilization methods.
- Ensure optimal deployment and utilization of manpower, materials, and equipment across the project.
Machinery & Asset Management :
- Oversee the utilization of all site machinery and operational assets.
- Ensure proper maintenance schedules and preventive maintenance systems are implemented for machinery and equipment.
- Promote efficient usage of assets to maximize productivity and minimize downtime.
Planning, Coordination & Monitoring :
- Work closely with the planning and project management teams to ensure that execution aligns with project schedules.
- Establish strong coordination mechanisms between procurement, contractors, construction teams, and stores.
- Implement monitoring systems to track timelines, productivity, and operational efficiency.
- Be the point of contact for the external PMC appointed by the investors to ensure proper reports are sent to them and theyre updated on the progress.
Governance, Systems & Process Implementation :
- Establish systems of checks and balances to ensure accountability and operational transparency.
- Introduce structured reporting frameworks and dashboards for project monitoring.
- Support department heads with a clear roadmap for execution while ensuring their teams deliver according to plan.
Leadership & Team Management :
- Mentor and guide senior department heads responsible for various operational functions.
- Foster a culture of accountability, efficiency, and collaboration across departments.
- Ensure that leadership teams within each department are empowered to execute their responsibilities effectively.
Candidate Profile :
Education :
- BTech in Civil Engineering. Masters in Engineering or MBA is not mandatory but will be preferred.
Experience :
- 10-20 years of experience in real estate development, construction management, or infrastructure projects.
- Proven experience managing large residential developments or township-scale projects.
- Significant experience leading multi-disciplinary teams and complex project operations.
