Role Overview:

We are looking for a Projects Head to lead end-to-end project delivery across a growing portfolio of commercial fit-out and interior projects. The role will own project planning, execution oversight, cost control, quality, vendor coordination, client communication, and project handover. A key focus will be building a structured project planning function with clear Gantt-based timelines, task dependencies, manpower planning, and strong client-side stakeholder management. This is a hands-on leadership role for an experienced project professional who can bring structure to project delivery while maintaining strong on-ground execution and client relationships.

Key Responsibilities:

- Own end-to-end project delivery from planning through execution and client handover.

- Build and manage detailed Gantt charts covering project timelines, milestones, tasks, dependencies, and handover dates.

- Plan manpower and resources based on project requirements, timelines, and locations.

- Own project budgets and drive cost control, efficiency, and reduction of material and execution wastage.

- Target 23% project cost improvement through better planning, resource utilization, and operational discipline.

- Oversee site execution through project managers and site supervisors.

- Conduct regular site visits and hands-on quality and quantity audits.

- Ensure project quality standards are met and all snags are identified and closed before handover.

- Coordinate with vendors, contractors, procurement, MEP/QS, and other project stakeholders.

- Ensure manpower, materials, and vendors are available as per the project plan.

- Ensure BOQs, POs, contracts, project documentation, and compliance records are complete and audit-ready.

- Own direct communication with client-side Operations and other key stakeholders.

- Conduct regular project update calls and ensure clients are kept informed throughout the project lifecycle.

- Identify project risks, bottlenecks, dependencies, and delays early and drive timely resolution.

- Establish structured project review and risk management processes.

- Lead project handover and ensure a smooth transition from project execution to operations.

- Monitor project performance against timelines, budgets, quality standards, and client expectations.

- Build and improve project processes, SOPs, reporting mechanisms, and governance frameworks.

- Lead and develop the Projects team while coordinating closely with supporting functions.

Ideal Candidate Profile:

- 10-14 years of experience in project management, fit-out, interiors, construction, commercial real estate, or workplace projects.

- Strong experience managing end-to-end commercial fit-out or interior projects.

- Hands-on experience creating and managing Gantt charts, project schedules, task dependencies, and manpower plans.

- Proven experience managing project timelines, budgets, vendors, contractors, and site execution.

- Strong client-facing experience with the ability to independently manage client meetings and project update calls.

- Experience working with commercial clients, corporate workplaces, managed workspaces, or real estate projects will be preferred.

- Strong understanding of BOQ, MEP coordination, quality control, quantity checks, and project documentation.

- Comfortable spending time on project sites and taking ownership of on-ground execution.

- Strong leadership and team management skills.

- Excellent communication, stakeholder management, problem-solving, and negotiation skills.
