Position Overview:

We are seeking a Deputy General Manager / General Manager Operations (UAE) to take ownership of execution and delivery of commercial interior fit-out projects across the UAE.

This is a senior individual contributor role with limited team handling. The focus will be on hands-on project management, vendor coordination, and client interaction to ensure timely, high-quality, and compliant delivery of turnkey projects. The ideal candidate will have strong on-ground experience in UAE fit-outs, deep vendor relationships, and the ability to independently manage large-scale projects.

Key Responsibilities:

Project Execution & Delivery:

- Independently lead end-to-end execution of assigned turnkey commercial interior projects.

- Oversee on-site activities, ensuring adherence to timelines, specifications, and quality benchmarks.

- Ensure strict compliance with UAE HSE (Health, Safety, Environment) regulations and local authority requirements.

- Drive project efficiency through effective planning, monitoring, and problem-solving.

Vendor & Contractor Management:

- Build and maintain strong relationships with contractors, MEP consultants, and service providers.

- Negotiate contracts, monitor performance, and enforce accountability with vendors.

- Ensure reliable and cost-effective delivery through vendor partnerships.

Client & Stakeholder Engagement:

- Act as the primary execution lead for clients on assigned projects.

- Provide regular progress updates, manage expectations, and resolve issues proactively.

- Support senior leadership in positioning FlipSpaces as a trusted design & build partner in the UAE.

Collaboration:

- Work closely with design, procurement, and project management teams to ensure smooth execution.

- Utilize Flipspaces tech-enabled tools for project management and client reporting.

Ideal Candidate Profile:

- 8-12 years of experience in operations/project management within the UAE commercial interiors and fit-out industry.

- Proven track record of independently delivering turnkey execution for office, coworking, retail, or institutional projects.

- Strong knowledge of UAE regulatory requirements, permits, and compliance processes.

- Well-established local vendor and contractor relationships.

- Excellent communication, negotiation, and client management skills.

- Ability to manage multiple projects simultaneously with minimal supervision.
