Role Overview :

India's hospital fit-out market is 18,000 Cr - with 51% of global healthcare capex going to refurbishment, not new builds. Flipspaces is entering this sector with a NABH 6th Edition (January 2025) compliance-first positioning that no competitor interior firm has adopted. The Sector Head will build the entry strategy, win the first project, and convert it into a diagnostic chain framework agreement that creates annuity pipeline.

You will report directly to the CBO. The right hire has either led a healthcare construction or fitment programme at a hospital group or diagnostic chain, or has sold to and closed hospital clients at the CXO/Medical Director level. NABH familiarity is essential - not aspirational.

Key Responsibilities :

Market Entry & NABH Positioning :

- Build and own Flipspaces' NABH 6th Edition compliance positioning - the current standard (January 2025, 639 OEs, 10 chapters) that most contractors still don't reference. This positioning is Flipspaces' single strongest differentiator in the hospital sector.

- Engage a NABH consultant as a formal knowledge partner before the first client call every proposal includes a NABH compliance review.

- Map 20 target hospital clients : diagnostic chains (SRL, Metropolis, Thyrocare), specialty clinic chains (Clove Dental, Indira IVF), and mid-size Mumbai hospitals pursuing NABH accreditation.

- Initiate outreach and lead early pitch meetings personally alongside the CBO, working towards signed LOIs and a growing order book.

Commercial Playbook Development :

- Build the Hospitals Playbook before the first client meeting : BOQ templates for 5 scopes (OPD fit-out, ward renovation, ICU design, diagnostic centre, specialty clinic), NABH compliance checklist, and vendor panel with rate cards.

- Offer NABH gap assessments as a door-opener for Tier-2 hospitals and NABH aspirants - a low-cost, high-trust entry mechanism.

- Develop pricing that delivers healthy gross margins that improve steadily as BOQ templates and vendor relationships mature.

Diagnostic Chain Framework Strategy :

- The long-term revenue target is built on multi-location framework agreements with diagnostic chains - each framework translates to multiple fit-outs per year in annuity pipeline. Target your first framework agreement within the first year of entry.

- Position Flipspaces as the chain's standard fit-out partner : consistent design template, NABH-ready BOQ, and reproducible execution across every expansion location.

Vertical P&L Ownership :

- Own the Hospitals vertical P&L from Day 1 : order book, revenue, gross margin, and EBITDA.

- Manage vertical headcount, NABH consultant costs, specialist MEP vendor costs, and overhead.

- Present vertical performance to the CBO and board monthly with specific NABH compliance milestone updates.

Cross-Functional Leadership :

- Brief Design on NABH 6th Edition requirements per project before any GFC is issued - FMS.2.b (ELV/IT in drawings), IPC.4. b (ICRA zoning), FMS.7. b (non-fire emergency CORE standard).

- Work with Operations to build the live-hospital execution protocol : ICRA zone management, off-peak scheduling, patient movement continuity.

- Represent Hospitals in all investor reviews and board strategy sessions.

What You Bring :

- 8+ years in healthcare construction, hospital fit-out, or medical infrastructure - with at least 3 years owning a P&L or vertical.

- NABH familiarity : you have worked on at least 1 NABH accreditation project and understand the standard's structure, OE levels (CORE/Commitment/Achievement/Excellence), and audit process.

- Direct relationships with Medical Directors, COOs, or Head of Projects at hospital groups or diagnostic chains.

- Knowledge of specialist MEP for hospitals : positive/negative pressure HVAC, medical gas systems (MGPS), HEPA filtration, nurse call systems.

- P&L fluency : ability to build a project financial model for a NABH-governed renovation project, defend margin assumptions, and present to a board.

- Tier-1 institute background preferred; engineering or MBA with strong commercial and clinical environment record equally considered.

Traits That Will Make You Exceptional :

- You lead every proposal with NABH 6th Edition (January 2025) - not because you were told to, but because you know it's the only version that matters for new accreditations.

- You offer NABH gap assessments before contracts are signed. You use expertise to earn trust, not just to close deals.

- You understand that 'minimise disruption' is not a hospital pitch - 'here is our ICRA zoning protocol' is.

- You plant the diagnostic chain framework conversation in the first project meeting.

- You sell the annuity, not the project.

- You are comfortable in clinical environments : you know what a clean zone, a restricted zone, and a sterile zone mean - and you design around them.

Who Should Not Apply :

- If you have no healthcare or clinical environment experience and are treating hospitals as just another commercial fit-out category.

- If you don't know what NABH is, what ICRA stands for, or why medical gas system installation requires a qualified vendor - and you're not prepared to learn before the first client call.

- If you need a defined pipeline before you start building. You are mapping, calling, and pitching from Day 1.

- If P&L ownership in a heavily compliance-governed sector makes you uncomfortable. Every NABH non-conformance is your commercial risk, not the NABH consultant's.
