Role Purpose:

- The Financial Manager will lead financial strategy, planning, and governance for large-scale real estate development and construction projects.


- This role ensures commercial viability, optimizes capital structures, manages risk, and supports strategic decision-making to deliver superior returns and sustainable outcomes.


- The position requires expertise in Business Partnering, Commercial Modelling, and Projectlifecycle financial management across origination, delivery, and management phases.

Responsibilities by Project Phase:

Origination:

- Conduct feasibility studies and commercial assessment (IRR, NPV, ROIC, Margin on Cost).

- Develop financial models incorporating land payment structures, escalation assumptions, and sensitivity analysis.

Delivery:

- Prepare & Monitor budgets and forecasts during design at project level

- Monthly preparation of MOR (Monthly Operations Review) CFO decks, TB analysis and review with commentaries

- Stat reports, Financial Reports, Review Cash Position and BS

- Ensure compliance with Limits of Authority (LoA) and governance frameworks (RIC/GIC approvals).

- Calculation of Accruals, Review and Approve

- Manage capital drawdowns, debt financing, and JV funding structures.

Management:

- Track project performance against hurdle rates and KPIs.

- Prepare Shift Papers for material changes in commercial metrics.

- Lead capital recycling strategies post-completion to optimize IRR and equity returns.

Governance Framework:

The Financial Manager ensures adherence and partners to governance processes including Project Control Groups (PCG), Project Steering Groups (PSG), Regional Investment Committees (RIC), and Group Investment Committees (GIC). Responsibilities include Ensuring compliance with LoAs and supporting quarterly business reviews (QBR).

Key Risk Categoriesd:

- Site Acquisition Risk: Vacant possession, contamination, infrastructure requirements.

- Planning Risk: Outline and detailed consent delays, affordable housing obligations.
