Job Description:

Looking for Finance Controllers from Real Estate Domain only.

Location: Greater Noida.

Working: 6 days a week.

1. Financial Planning & Strategy:

- Prepare annual budgets, financial forecasts, and business plans for real estate projects.

- Monitor project-wise profitability, IRR, and cash flow projections.

- Support management in strategic financial decisions and investment analysis.

- Evaluate funding requirements for ongoing and upcoming projects.

2. Project Financial Management:

- Maintain project-wise accounting and cost control.

- Track construction cost vs budget and report variances.

- Monitor project cash flow, customer collections, and vendor payments.

Ensure proper accounting of:

1. Land cost

2. Construction cost

3. Development cost

4. Sales revenue recognition.

3. Fund Raising & Lender Management:

- Manage relationships with banks, NBFCs, and financial institutions.

- Prepare financial models and lender presentations for project funding.

- Monitor loan covenants, repayment schedules, and interest servicing.

- Handle loan documentation, escrow management, and charge creation.

4. Financial Reporting:

- Prepare monthly, quarterly, and annual financial statements.

- Develop MIS reports for management and board review.

- Track project profitability and working capital requirements.

- Ensure timely closing of books of accounts.

5. Compliance & Regulatory Management:

- Ensure compliance with RERA (Real Estate Regulatory Authority).

- Ensure GST compliance and filings.

- Ensure Income Tax regulations.

- Ensure Companies Act requirements.

- Ensure statutory audit and internal audit.

6. Cash Flow & Treasury Management:

- Prepare project-level and company-level cash flow forecasts.

- Manage escrow accounts and fund utilization.

- Monitor customer receivables and collections.

- Optimize working capital and liquidity.

7. Internal Controls & Risk Management:

- Establish financial control systems and SOPs.

- Monitor cost leakages, fraud risks, and financial discipline.

- Ensure proper documentation and approval processes.

8. Team Leadership:

- Lead accounts, taxation, and finance teams.

Coordinate with:

1. Sales team

2. Legal team

3. Project execution team

4. External consultants and auditors.

Key Skills Required:

- Financial modeling

- Real estate project finance

- RERA & GST knowledge

- Cash flow planning

- Lender negotiations

- Advanced Excel & ERP systems.

Typical Qualifications:

- CA / MBA Finance / CFA preferred.

- 8-10 years experience, preferably in real estate or infrastructure.

Typical Reporting Structure:

- Finance Controller usually reports to CFO or CEO / Managing Director and manages the accounts team.
