Job Purpose:

To own and drive the presales engine for Embassy Developments Limited, South - spanning people, process, platforms, vendors, and funnel conversions. This is a core revenue-enabler role, responsible for disciplined lead management, tech & infra readiness, team performance, and delivering measurable conversion outcomes from all sourcing channels.

1. Funnel Ownership & Revenue Enablement

- Own the end-to-end presales funnel: Lead - MQL - SQL - Site Visit - Closure (with Sales).

- Responsible to gather customer information & lead quality insights through advanced customer profiling and data capturing

- Drive city-level conversion targets across all projects.

- Enforce SLA/TAT discipline: First call, follow-ups, revisit cycles, site visit coordination.

- Track direct vs CP vs Loyalty sales funnel health and protect source integrity.

- Own database marketing, dormant lead reactivation, and internal lead monetization to drive incremental direct sales.

- Ensure zero lead leakage, zero orphaned follow-ups.

- Own re-inquiry recycling and hot-lead reactivation strategy.

2. Presales Operations, Tech & Infrastructure

- Own presales tech stack end-to-end: CRM (SFDC), Cloud Telephony, AI enabled touchpoints, WhatsApp, Chatbot, webforms, automation workflows

- Ensure: Live numbers are configured, tested & monitored, IVR scripting & routing logic is implemented, Outbound call governance is active

- Commercial governance of all presale's vendors: Contracts, POs, billing, renewals, SLAs, penalties & performance reviews.

- Continuously eliminate manual presales workflows through automation, AI bots, system integrations, and platform-driven operations.

3. Team Leadership

- Manage in-house + outsourced presales teams

- Hiring, onboarding & training, Daily floor productivity, Weekly reviews & performance correction

- Drive Call quality, Objection handling, Conversion coaching

- Enforce Script adherence, SOP & CRM discipline, Zero Gaps in Leads Engagements.

- Build a high-performance presales team through continuous coaching, skill development, certification, and measurable productivity improvement.

4. Customer Experience & Site Coordination

- Ensure customer engagement continues until closure - Lead Lifecyle Management

- Drive consistent: Site visit coordination, GRE training on scripts, CX, feedback discipline

- Site visit feedback loops, Drop-off analysis, Lost lead recovery

- Source attribution governance strictly as per SOP.

5. Centralized Data Management

- Manage Lead lifecycle hygiene, Deduplication, Source sanity, Correct funnel tagging

- Ensure CP registrations follow SLA & SOP, Campaign sources are cleanly tracked

- Maintain Embassy customer database health dashboard.

6. Reporting, Insights & Business Intelligence

- Publish: Weekly funnel performance dashboards, Campaign ROI & lead quality reports, Visit-to-sale effectiveness

- Identify: Conversion bottlenecks, Sales feedback patterns

- Track competitor projects, presales benchmarks, objection trends, and pricing triggers to sharpen scripts and conversion strategy.

- Recommend data-backed optimization actions

7. Cross-Functional Collaboration

- Sales, Marketing, CP Desk, Customer Referral Program Team, Projects, Finance & IT

Qualifications and Work Experience:

- Master's/Bachelor's degree in communications, marketing or related fields

- Minimum of 8+ years experience in pre-sales in real estate, hospitality, and services organizations. Minimum of 4 years experience managing a team

- Excellent command of English language - both spoken and written

- Experience with A-grade developers or any large capital Real Estate Developer

Knowledge, Skills and Competencies:

- 7-12 years of experience in Presales /Lead Management / Call Centre Operations.

- Minimum 3-5 years in a people management role

- Real estate experience is strongly preferred (Residential / Luxury / Township).

Proven ownership of:

- End-to-end presales pipeline (Lead - MQL - SQL - SV - Closure)

- Funnel conversions, TATs, and productivity metrics

- Vendor-managed call centres (SLA, billing, audits, performance)

Hands-on experience with:

- CRM (Salesforce mandatory)

- Cloud telephony (Exotel/Ozonetel/Knowlarity or equivalent)

- WhatsApp/Chatbot automation tools

- Lead source attribution & ROI reporting
