Role Overview:
The Head India Real Estate manages Deloittes real estate strategy and operations across India. This senior leadership role is responsible for developing and executing a comprehensive real estate strategy that supports Deloittes business growth, talent strategy, sustainability goals, and operational excellence across multiple cities.
Key Responsibilities:
- Develop and execute the end to end real estate strategy aligned to business growth, workforce planning, and global real estate standards.
- Lead portfolio planning across India offices, including leased, owned, flex spaces, and future expansion locations.
- Drive consolidation, expansion, relocation, and exit strategies to optimize cost, efficiency, and employee experience.
- Lead all real estate transactions including site selection, negotiations, lease renewals, acquisitions, dispositions, and exits.
- Interface with landlords, developers, brokers, legal advisors, and external consultants.
- Ensure favorable commercial terms while mitigating financial, legal, and operational risks.
- Oversee end to end delivery of office fit outs, refurbishments, and capital projects across India.
- Ensure projects are delivered on time, within budget, and in accordance with global standards.
- Partner with internal teams on workplace design, technology enablement, and sustainability initiatives.
- Responsible for Facility Operations across all India offices.
- Own and deliver all corporate administrative functions for the company.
- Own real estate budgets, CapEx / Opex forecasting, cost control, and variance management.
- Provide regular financial and portfolio reporting to India and global stakeholders.
- Identify continuous cost optimization opportunities without compromising quality or compliance.
- Manage and govern key real estate service providers including project managers, facility managers, brokers, and consultants.
- Act as the primary real estate interface for leadership, global real estate teams, and functional stakeholders.
- Ensure strong governance, service delivery, and performance management of vendors.
- Ensure compliance with local regulations, lease obligations, safety standards, and internal risk policies.
- Proactively manage business continuity, statutory compliance, and operational risks.
- Support audits, internal reviews, and global governance requirements.
- Team building and management across real estate and admin functions.
Required Qualifications & Experience:
- 20+ years of progressive experience in corporate real estate, workplace strategy, or large scale portfolio management.
- Proven leadership experience managing multi city real estate portfolios in India.
- Strong background in leasing, negotiations, capital projects, and commercial real estate transactions.
- Experience working with global professional services firms, MNCs, or large enterprises preferred.
- Deep understanding of Indian real estate markets, regulations, and compliance landscape.
