JOB SUMMARY:

A seasoned quality leader who takes complete ownership of the Quality Assurance and Quality Control (QA/QC) strategy for Emaar India's entire Pan-India project portfolio spanning residential, commercial, and mixed-use developments. The role demands a self-driven leader who is accountable for construction and product quality, zero defect delivery, adherence to design intent and specifications, and robust quality governance across all live construction sites, contractors, and consultants. The desired candidate will operate as a key member of the senior leadership team, working closely with Design, Projects & Construction, HSE, & Procurement team on quality standards, benchmarking, and audit protocols.

ROLES AND RESPONSIBILITIES:

- Take complete ownership of the Quality strategy, vision, and roadmap across Emaar India's project portfolio, aligning site-level execution with corporate and, where applicable Pan India, as per the industry best practices & International Quality standards.

- Design, implement, and continuously upgrade the organization's Quality Management System (QMS), including SOPs, Inspection & Test Plans (ITPs), stage-wise checklists, and quality benchmarks for civil, structural, MEP, facade, and finishing works.

- Own compliance with GFC drawings, approved specifications, and design intent; act as the final escalation authority preventing unauthorized deviations across all projects.

- Lead a structured program of quality audits, mock-ups, and snag inspections - internal, third-party, and independent - across all sites, and drive closure of Non-Conformity Reports (NCRs) to root cause.

- Oversee material testing, lab certifications, and vendor/factory quality inspections, ensuring all materials, systems, and equipment meet approved standards before deployment on site.

- Own quality oversight of testing & commissioning activities, ensuring all building systems perform as per design intent and statutory norms prior to handover.

- Coordinate with Design, Structural, and MEP consultants to resolve quality-related design issues, drive root cause analysis, and implement corrective design changes where required.

- Define and enforce contractor and vendor quality benchmarks - pre-qualification criteria, quality clauses in contracts, SLAs, and KPI-linked performance evaluation - in coordination with Contracts and Procurement.

- Track contractor and site-level quality performance through structured MIS dashboards and KPIs (defect rates, NCR closure timelines, audit scores, customer-reported snags), reporting periodically to the Head of Operations.

- Build and lead the entire Quality function (corporate and project-level Quality Managers/Engineers) as a business leader, driving capability building, training calendars, org structure, and succession planning.

- Design and roll out organization-wide quality training programs for internal teams, consultants, and contractor/vendor workforce, embedding a culture of first time-right execution.

- Champion adoption of digital quality tools - BIM-linked quality tracking, mobile inspection apps, quality dashboards - to drive data-led decision-making and transparency across the portfolio.

- Coordinate with the HSE function to ensure quality and safety standards are aligned and jointly enforced at the site level, without conflict in audit or reporting protocols.

- Own and manage the organization-wide quality budget covering audits, testing, certifications, training, and quality infrastructure - ensuring optimal utilization across all projects.

QUALIFICATIONS:

- BE/B.Tech (Civil/Structural) or equivalent engineering degree is mandatory; additional certifications in Quality Management (e.g., Six Sigma, ISO 9001 Lead Auditor) are highly preferred.

- Approximately 22-28 years of progressive experience in construction quality/QA-QC, with a strong background in a developer-led real estate or large-scale construction/infrastructure organization.

- Prior experience at Head Quality level (or equivalent senior Construction & Quality leadership roles) in a real estate developer.

KEY SKILLS:

- Demonstrated track record of leading quality assurance for a Pan-India portfolio of large-scale, premium residential/mixed-use/high-rise projects, with full accountability for zero-defect delivery across multiple sites and cities.

- Proven experience implementing and auditing Quality Management Systems (ISO 9001); hands-on expertise with ITPs, NCR management, and structured audit programs.

- Strong technical grounding in civil, structural, MEP, and facade quality standards, including experience with modern construction methods (RCC, Mivan, precast) relevant to high-rise and township developments.

- Proven ability to manage multiple complex sites, audits, and stakeholders simultaneously in a fast-paced, deadline-driven environment.
