Job Purpose:


The Head - Architecture will be responsible for providing strategic and functional leadership for the complete architectural design lifecycle across the organisation's real estate portfolio

Accountabilities


Key Accountabilities/Responsibilities


1. Design Strategy & Concept Development


- Lead the architectural vision and design strategy for residential, commercial and mixed-use developments.

- Evaluate project briefs, development potential, site constraints, applicable regulations and customer/market requirements.

- Work closely with Management, Business Development and Sales & Marketing teams to translate the project positioning into an appropriate design concept.

- Review and challenge proposed designs to optimise saleable area, efficiency, functionality, aesthetics and project economics.

- Establish design standards and architectural guidelines across projects.

2. Design Management - Concept to GFC

- Own the complete design lifecycle covering right from Feasibility and concept design to GFCs

- Establish and monitor project-wise Design Delivery Schedules / Design Trackers.

- Ensure timely release of drawings and information to avoid delays at construction sites.

- Implement robust drawing review, revision and document-control processes.

3. Design Optimisation & Value Engineering

- Continuously evaluate designs for area efficiency, cost optimisation and constructability without compromising the overall project positioning.

- Lead value-engineering exercises jointly with Projects, MEP, Contracts and Procurement teams.

- Review specifications, materials, faade systems, finishes and construction methodologies from a cost-versus-value perspective.

- Identify opportunities for standardisation and repeatable design solutions across projects.

- Minimise design changes after commencement of construction.

4. Consultant Management

- Lead the selection, appointment and performance management of all relevant consultants

- Prepare/review consultant scope of work and design deliverables.

- Ensure clear accountability, timelines and coordination between all consultants.

- Periodically assess consultant performance against quality, timelines and responsiveness.

5. Cross-Functional Design Coordination


- Act as the central design interface between Architecture, Projects, Contracts, MEP, Procurement, Planning, Liaison, Sales & Marketing and Customer Relations.


- Conduct structured design coordination meetings and close open design decisions within agreed timelines.


- Ensure architectural, structural and MEP drawings are fully coordinated prior to GFC release.


- Resolve design clashes and site-related design issues proactively.


- Ensure customer commitments and sales plans are aligned with approved/GFC drawings.

6. Statutory & Regulatory Compliance


- Ensure designs comply with applicable DCPR, UDCPR, NBC, fire norms, accessibility requirements, environmental requirements and other applicable development regulations.


- Coordinate closely with Liaison and approval consultants for statutory submissions.


- Review design implications arising from authority observations and approvals.


- Ensure approved plans, sales plans and construction drawings remain appropriately aligned.

7. Construction & Site Support


- Provide architectural leadership throughout the construction stage.


- Conduct periodic design/site reviews to ensure execution is in accordance with approved design intent and GFC drawings.


- Resolve RFIs, site constraints, design discrepancies and technical issues within defined turnaround times.


- Review mock-ups, samples, finishes and material submissions.


- Ensure design changes during construction are properly evaluated, approved and documented.


- Support Projects teams in achieving timely project completion and handover.

8. Cost & Commercial Control


- Work closely with Contracts and Cost Management teams to ensure design decisions remain within approved project budgets.

- Participate in pre-tender design reviews and BOQ/specification finalisation.

- Evaluate the cost implications of major design changes before approval.

- Drive value engineering at appropriate stages rather than after award or commencement of construction.

- Minimise variations and additional costs arising from incomplete, delayed or conflicting design information.

9. Design Quality & Governance

- Establish a structured Design Review and Approval Matrix.

- Develop organisational design standards, specifications, checklists and SOPs.

- Ensure lessons learnt from completed projects are incorporated into subsequent developments.

- Introduce technology and digital tools for improved design coordination, BIM implementation and drawing/document management.

- Drive consistent architectural quality across the organisation's portfolio.

10. Team Leadership


- Lead, mentor and develop the in-house Architecture/Design team.


- Define KRAs/KPIs and responsibilities for individual team members.


- Build a performance-oriented culture with clear ownership and accountability.

- Assess manpower requirements and optimise internal versus external design resources.

- Develop succession and capability within the Design function.

EDUCATIONAL QUALIFICATIONS: (degree, training, or certification required)

- B.Arch. / M.Arch. from a recognised institution; registration with Council of Architecture preferred

RELEVANT EXPERIENCE: (no. of years of technical, functional, and/or leadership experience or specific exposure required)


18-25+ years of relevant experience with significant exposure to large-scale real estate development.

- Preferably 8-10+ years in a senior design leadership position with a reputed real estate developer.

Technical Skills:


- Strong architectural design and planning capability

- High-rise residential and large-scale development experience

- Strong knowledge of Mumbai/Maharashtra development regulations

- Understanding of structural and MEP coordination

- Working knowledge of BIM/Revit/AutoCAD and design-management platforms

- Knowledge of construction methodology, materials and finishes

- Strong understanding of project costing and value engineering

- Knowledge of statutory approval processes

- Strong design and commercial orientation

- Excellent stakeholder and consultant management

- Strong decision-making and problem-solving ability

- Ability to challenge consultants constructively
