Job Title: Head - Business Development & Land Acquisition

Position Overview:
The Head Business Development & Land Acquisition will lead strategic initiatives for identifying, evaluating, and acquiring potential land parcels for residential and mixed-use real estate development projects. The role involves strong market intelligence, financial acumen, and the ability to negotiate and close deals aligning with DRA Homes growth strategy and financial objectives.
Key Responsibilities:
1. Land Acquisition & Feasibility
- Identify, evaluate, and acquire potential land parcels in and around Chennai and other target markets.
- Conduct due diligence, including legal, technical, and financial assessments in coordination with internal and external teams.
- Prepare detailed feasibility reports and financial models for proposed acquisitions.
- Negotiate terms with landowners, brokers, and intermediaries to finalize acquisition deals.
2. Business Development
- Identify new business opportunities through joint ventures, development partnerships, and redevelopment projects.
- Develop and maintain a robust pipeline of land opportunities aligned with company goals.
- Liaise with government bodies, local authorities, and consultants for necessary approvals and compliance.
3. Strategic & Financial Analysis
- Work closely with the CFO and Management to ensure alignment of land acquisition strategy with financial planning and investment priorities.
- Support in valuation, project financial structuring, and deal closure.
- Provide inputs for board presentations and investment committee reviews.
4. Market Intelligence
- Track real estate market trends, competitor projects, land values, and regulatory changes.
- Build and maintain a strong network with brokers, developers, and industry professionals.
5. Leadership & Coordination
- Lead the BD & Land team to achieve business objectives.
- Coordinate with design, legal, finance, and project teams to ensure seamless integration from acquisition to project launch.
Qualifications & Experience:
- Graduate / Postgraduate
- 15-20 years of experience in land acquisition, business development, or real estate investments (preferably residential segment).
- Proven track record of closing large-scale land deals and JVs in Chennai or South India.
- Strong understanding of real estate financial modeling and regulatory frameworks (CMDA, DTCP, RERA)
