Role Overview:

We are seeking a seasoned strategic leader to serve as the Director of Land Acquisition based in Mumbai. In this high-impact role, you will spearhead the end-to-end lifecycle of land procurement, from identifying high-potential parcels to navigating complex regulatory frameworks. You will act as the primary bridge between the organization and external stakeholders, including government authorities, landowners, legal counsel, and financial partners. By driving the acquisition strategy, you will directly influence the companys growth trajectory and project pipeline, ensuring that every asset secured aligns with our long-term vision for sustainable real estate development and operational excellence.

Key Responsibilities:

- Formulate and execute comprehensive land acquisition strategies to build a robust project pipeline that meets the companys aggressive growth targets.

- Lead rigorous due diligence processes, including title verification, land use analysis, and encumbrance checks, to mitigate financial and legal risks for the organization.

- Manage high-stakes negotiations with landowners and intermediaries to secure prime real estate assets at optimal valuations.

- Oversee regulatory compliance and liaison efforts with municipal corporations, revenue departments, and planning authorities to ensure seamless project approvals and land conversions.

- Collaborate with the project management and operations teams to transition acquired land into the development phase, ensuring alignment with project timelines and budgetary constraints.

- Mentor a high-performing team of acquisition managers, fostering a culture of transparency, ethical practice, and operational efficiency.

Required Skillset:

- Demonstrated expertise in navigating the complexities of the land revenue code and local zoning regulations, ensuring full legal compliance across all acquisitions.

- Proven ability to build and maintain an extensive network of industry contacts, including brokers, legal experts, and government officials, to facilitate off-market deal sourcing.

- Exceptional negotiation and conflict-resolution skills, with the ability to manage multi-party stakeholders and resolve complex title disputes effectively.

- Strong financial acumen to evaluate land feasibility, project ROI, and cash flow implications, ensuring all acquisitions are commercially viable.

- Excellent communication and leadership abilities, capable of representing the firms interests at the highest levels of government and corporate boardrooms.

- A postgraduate degree in Management, Urban Planning, or Law is highly preferred, complemented by 15-30 years of progressive experience in the real estate sector.

- Ability to thrive in a fast-paced, on-site environment in Mumbai, maintaining high levels of mobility and responsiveness to market opportunities.
