Education CA(Mandatory) Location Chandigarh Profile: Accounts Receivable - Monitoring, Reviewing & Vetting post sales activities like generation of demands, reminders, notices, billing, receipts, entries of TDS/Form -16, cancellation of properties, managing possession, execution of sale deed, inventory control, brokerage payouts along with co-ordination with CRM for drafting of replies/ queries to customers etc. - Verifying of New Booking Application forms and ensuring its correct entries in line with Management approved rates and discount structures. Checking and incorporating all types of credit and debit notes, processing of transfers, mutations, timely generation of Final Statement of Accounts - Ensuring Bank Reconciliation for all project bank accounts. Forwarding requests to Head Office for customer refund cases and coordinating HO for payments. Resolving all customer queries related to Financial implications raised by CRM, Sales as well as Legal - Dealing with Consortium of Bankers/ HFC's for approval of APF for Customer Loan facility (New Launches) and coordinating with them by providing relevant Land Related documents along with other appropriate approvals as desired by the concerned financial institutions. - Working and Vetting of Schedule of EDC/ IDC/ License Fee/ CLU/ SIF etc. received from Statutes of Town and Country Planning and tracing and making of payments as per schedules. Monitoring of BG's given to Competent Authorities and ensuring its release/ renewals. - Monitoring of RERA liability of Projects under registered under RERA and providing compliance certificates i.e. CA Certificates as per formats provided by authority. - Following up for recovery related to any excess Govt Levies paid to Competent Authorities, Security Advances, Land Advance, FDR's given in SCDRC/ NCDRC etc. - Forwarding time to time fund request to Head Office for customer refund cases, Legal Compliance payments, Operational expenses etc. Budgeting and MIS - Preparing Viability Reports of Projects as per Statutes of Town and Country Planning by laws for New Launches. - Evaluating Information Memorandums/ Proposals/ Projections/ Cash Flows/ Fund Flows/ IRR/ NPV/ Debt Equity Models as and when required by Management. - Product Cost Estimates, Product Discounting/ Incentive Management, Working on Payments Plans, Preparing and Analyzing Gap Management (Variation Analysis). - Analyzing by ageing analysis of customer balance outstanding with details of bad customers project wise, Legal MIS, Final Statement of Account MIS, FDR MIS etc. - Assisting HO for inputs in Project Budgets/ any other Budgeting activity/ financial projections. Supporting Club team for preparation of Club Budgets and its monitoring on regular basis. Circulation of Club MIS on monthly basis consisting of P&L, Membership Revenue etc. - Monitoring/ Making of Region's Operational/ Overheads Budgets and Capex Opex Budget and its monitoring vigorously. - Updating and Verifying of Stock and other customized MIS reports asked by HO from time to time. Accounts Payable - Checking and verifying of Operational Expenses inclusive electricity and water charges, Security and housekeeping expenses, CAM expenses and its stringent monitoring with Operational Budgets. - Club related - Interacting, Dealing and Negotiating with Club Vendors, if required for cost minimization as per DOA and verification of NFA's for purchases with three quotations and payment processing and follow up for payment from HO. Qtrly Financial Closing - Valuation of Unsold Stock for Launched Projects and handling of audit queries i.e. internal as well as Statutory. - Launched Projects and Club Related - Providing of relevant schedules, annexures, provisioning, physical stock verification for Club, revenue recognition for Club Membership etc.
