Function : Construction Management Reports To : Team Leader Role Objective: - Lead facade design for multiple projects involving selection & use of appropriate systems/materials, Value Engineering to meet target budget norms, develop tender documents, viz. Concept /IDD Drawings, BOQ, Specifications, GCC & SCC. - Providing the inputs for DDS and establish the schedule of the package in coordination with other departments. - Approve all tender packages submitted by consultants. Key Responsibilities: Design development: - Manage the entire facade design development- right from concept to finalization within approved budget. - Coordinate with Architects/ Structural/ Interiors/ Facade consultant/ Construction and MEP teams and agree on interface details and identify specific requirements if any. - Approval of vendors design submittals in compliance with architect's intent and constructability etc. Pre-Contract Stage: - Lead at Concept stage & provide Best Engineering options in coordination with Architects. - Take lead in consultant empanelment process and in evaluation of the performance of different consultant/Vendors on technical aspects. - To provide optimized Engineering solutions, keeping in view of Best Quality standards, Ease of Construction, within the budget cost norms, Timelines & availability of resources & adhering to statutory norms - Provide inputs to DDS and establish the schedule of the package in coordination with other departments (Architecture, Facade, Planning, CM, Finishing, MEP, Interior Design etc.) by planning the activities w.r.t. the Overall Project Time schedule, ensure quality and progress as per the timelines. - Review the construction sequence in coordination with (Architecture, Faade, Planning, CM, Finishing, MEP, Interior Design etc. teams, provide inputs and ensure closure within agreed timelines. - Oversee planning and preparation of liaison related documents - Manage the entire design process with consultant/ architect which include preparation of facade tender drawings, BOQ, Technical specifications, SCC, GCC. - Review Design Documents (DBR, Calculations, Drawings, Design Notes) provided by the Consultants/In-house and provide inputs for closure within agreed review duration. - Provide complete technical solutions for all trouble shooting at all stages right from, Design, Procurement, Fabrication, assembly, Installation & during warranty period. Post-Contract Stage: - Overview & take responsibility to retain cost to be optimum & striking a balance between the requirement & budget norms - Advanced competency/Knowledge of market rates/prices. - Capable of analysing of budget cost estimates & make corrections to meet the business plan with minimum changes to Architect intent. - Provide inputs to control costs within project design vs. project budget allocations at all times. - Collaborate with DCO associates for reviewing tender package vs project budget and ensuring subsequent attachment of BOQ and tender in SAP - Attend prebid technical discussions with the contractors, procurement and CM team to resolve technical issues of the Contractors. - Attend regular meetings with contractors conducted by CPT: a) To review progress and quality related issues and provide inputs b) To clarify the expectations and understand further requirements and challenges; c) Escalate issues to Procurement, HOC-FACADE and Commercial heads (in case of disagreements) in a timely manner. d) Review and approve technical queries (RFIs)" - Propose & review VE options at all stages. - Review all variations with Contractors. Team Development: - Establish project related KRAs and individual KRAs for Faade associates - Monitor performance of respective team members & reviewing their KRA's - Establish a systemic plan to ensure focused training of all associates to enable them in handling overall Faade works. - Team building management and striving for excellence Skills: Good system orientation, Leadership, Communication skills, Stakeholder management Qualification: - Graduation /PG in Mechanical/Civil Engineering or BArch from a reputed institute. Practice and Other Requirements: 18 to 22 years of experience, Strong knowledge of Facade design & basic Knowledge of other competencies viz. Procurement, Cost Management, Project management & Contract Management.
