Lead Business Development Job Details : To provide the market intelligence in the commercial real estate sector for the development of the business expansion plan, identification and onboarding of properties best suited for the business requirements. The role is also expected to identify potential partners to partner with the firm for franchisee expansion IRSG : Business Development : Business Planning 1. Provide inputs in the development of the business plan for network expansion based on the intelligence gathered on the commercial realty space and opportunities identified 2. Cascade the finalised business plan to the team members to ensure alignment with the business - Inputs to business plan IRSG : Business Development : Property Identification 1. Distribute the regions to the team members for identifying potential areas / properties for network expansion 2. Evaluate and shortlist the options identified that match the business the criteria and the provide the requisite approvals to proceed to the with the property 3. Evaluate the report / proposal prepared by the BD team basis the benchmarking of the area, initial negotiations with the landlord on the apartments such as rent amount, tenure, deliverables from landlord, etc. 4. Undertake negotiations with the property owner / landlord to align the cost within the budget and garner required approvals from the RBH for further processing requirements IRSG : Business Development : Property Onboarding 1. Oversee the legal due diligence conducted in collaboration with the legal team to ensure that all necessary provisions are incorporated in the agreement such as indemnity clause, lock -in period, etc. 2. Negotiate with the landlord on the terms of the agreements and proceed with the payment of the security deposit post the signing of letter of intent 3. Mange the escalations such as release of security payment in liaison with the commercial and retail team 4. Liaison with the landlord and the legal team in the signing of the agreement post negotiation & finalization of the terms & conditions 5. Register the contract as per the guidelines and dispatch the agreement & all due diligence to the secretarial department for the safe custody IRSG : Business Development : Relationship Management 1. Ensure that the terms and conditions are adhered to as per the contract during the construction and intervene in case of escalations 2. Ensure that the rent is paid timely as per the agreement for cordial relationship with the owner and intervene in case of exceptions 3. Renegotiate with the landowners in renewals and exceptional circumstances such as suboptimal business performance property and agree on a mutually beneficial deal 4. Manage relationship with key landlords, mall developers, etc. to garner beneficial deals for the firm such as best location, priority in auction, etc. - Relationship management IRSG : Business Development : Franchisee Acquisition 1. Select key people such as businessmen, dealers, etc. shortlisted based on the intelligence on their background, line of businesses, experience, reputation, etc. to partner with the firm 2. Engage with the selected people to convince them to tie up with the firm for franchisee expansion - Relationship management IRSG : IRSG Execution : People Management 1. Liaison with the HR team to ensure timely recruitment as per the agreed manpower plan 2. Monitor and review performance parameters of the team and provide feedback on frequent basis to the team members 3.
