Role Summary
The Deputy Manager - Design (Architect) will play a critical role in managing and driving the architectural design delivery for residential projects in India. This is a senior design position requiring hands-on expertise in end-to-end residential project design, coordination with consultants, alignment with statutory requirements, and ensuring design intent is translated accurately during execution.
The role demands strong technical depth, stakeholder management, and the ability to independently handle multiple residential projects from concept to site support.
Key Responsibilities
Design Development & Management
- Lead architectural design development for residential projects only, from concept stage through schematic design, design development, and Good for Construction (GFC) drawings.
- Review and validate layouts, unit planning, faade concepts, common areas, amenities, and master planning elements.
- Ensure designs align with brand standards, functional efficiency, constructability, and cost optimization.
Consultant & Stakeholder Coordination
- Manage and coordinate with external architects, design consultants, structural, MEP, landscape, and faade consultants.
- Act as the central point of contact between design consultants, internal project teams, and site execution teams.
- Ensure timely design deliverables as per project timelines and construction schedules.
Regulatory & Compliance
- Ensure designs comply with local development control regulations, NBC norms, fire regulations, and statutory approvals relevant to Indian residential projects.
- Support approval processes with authorities and address design-related queries or revisions.
Site & Execution Support
- Provide ongoing architectural support during construction to resolve site-level design issues, clarifications, and deviations.
- Review shop drawings, mock-ups, material samples, and method statements to ensure alignment with approved designs.
- Conduct periodic site visits to monitor design implementation and quality adherence.
Design Quality & Value Engineering
- Drive value engineering initiatives without compromising design intent, quality, or functionality.
- Identify design risks early and propose practical, cost-effective solutions.
- Ensure standardization and optimization across residential typologies where applicable.
Team & Reporting
- Support senior leadership with design reviews, presentations, and technical inputs.
- Prepare design reports, status updates, and documentation for internal and external stakeholders.
- Mentor junior architects or design coordinators as required.
Key Requirements
- Bachelor's or Master's degree in Architecture from a recognized institute.
- 10-15 years of experience exclusively in residential real estate projects in India.
- Strong exposure to large-scale residential developments with reputed developers or architectural firms.
- Proven experience in end-to-end architectural design management and site coordination.
- Sound knowledge of Indian building codes, local bye-laws, fire norms, and approval processes.
- Proficiency in AutoCAD; working knowledge of Revit/BIM and presentation tools is an advantage.
- Strong communication, coordination, and stakeholder management skills.
- Willingness to relocate to Noida.
