BASIC ROLE INFORMATION:


Role Name: Land Acquisition & Permitting Business & Function:

ROLE SUMMARY:


Bridge between BD team and Project Management (Operations) hand over. Should be able to lead land team , coordinate with aggregator and law firms , obtain regulatory permits for land and power evacuation , close land deals and coordinate with internal customers like ESG, Corporate finance for DD closures/ compliances.

EDUCATION, EXPERIENCE, BUDGET & SKILLS:

B.E/B.Tech and MBA will be preferred

Experience:

- 12 to 15 years of experience in solar/ wind/ power/ infrastructure sector.

Technical Skills:

- 12 + years of experience with a successful track record of closing deals like solar parks, wind parks etc.

- Ideal mix of experience with an Indian developer and a Private Equity investor

- Experience of managing different types of land deals - locating, structuring, financing, managing in the West & North region of the country at least

- Dealt with Land Owners, Brokers, Consultancies, Liaising Agencies and other

ROLE RESPONSIBILITIES:

Core Responsibilities:


- Identify potential strategic industrial real estate investment trends and opportunities.

- Originate, analyze, finance, close, manage real estate investments along with his team

- Leads underwriting and has a deep understanding of due diligence activities

- Maintain an effective acquisition team (outside real estate brokers and consultants), to enable insights on land parcels that typically may not be apparent to outsiders.

- Briefs members of the Investment Committee in India and Internationally (as may be necessary) on proposed acquisitions.

- Identifies sources of debt financing relationships.

- Works with professionals to structure and negotiate real estate transactions.

- Oversees closing of transactions.

- Responsible for the management of the investment group. Travel to visit investment managers and real estate investments.

Investment Strategy & Execution:


- Contribute meaningfully towards developing and crystallizing the Funds Investment Strategy

- Take complete ownership of origination, evaluation, successful execution,

- Performance monitoring and profitable exit of portfolio transactions in select segments / strategies

Land Sourcing:


- Administering industrial land acquisition & disposal; strategizing site sourcing, selection & acquisition, negotiations, due diligence & registration.

- Be well versed with laws of the land related to approvals, licenses, agreements, taxation, compliance, legal etc.


- From time to tome work with specialists, partners or other stakeholders to propose a full proof plan around land assets.

Championing a deal end to end:


- Establish complete oversight over the evaluation and execution process including preliminary screening of opportunities detailed evaluation including rigorous valuation, assessment of potential risks and upsides; 3rd party paid diligence including commercial, financial, legal and tax advisors

- Deal structuring for maximizing long term value for the Fund while also ensuring the rights and downsides from the deal are adequately protected; negotiation with promoters deal documentation and execution

- Champion deals with the Funds Investment Committee as well in select cases syndicate the same with potential co-investors / other GPs in case of Club deals.

Fund Raising & Investor Interactions:


- Make presentations and meet potential investors during fund raising road shows.

- Manage relations with investors.

Monitoring:


- Monitor closely the progress of the investments in the portfolio to ensure optimal performance

- Although there is a separate developer team, the incumbent may from time to time be called upon to work with the portfolio to guide their business strategy and assist in key initiatives e.g. planning, recruitment, operations improvement, expansion etc.
