Job Title: Deputy General Manager - Real Estate Category Procurement

Requirements:

- Real estate category procurement experience.

- Industrial procurement of real estate.

- Capex & opex experience, majorly in capex.

- Industry is open but someone from Manufacturing, plant, or factory experience is highly preferred.

- Candidate should have experience interacting with senior leadership, specifically Director level and above.

- Annual spend should be 25 - 30 Million Euros.

Job Description:

Deputy General Manager - Real Estate Category Procurement

Procurement for the Real Estate Category plays a strategic leadership role, overseeing all procurement activities related to real estate assets and services. This position is responsible for driving cost efficiency, ensuring compliance, and aligning procurement strategies with the organizations real estate and business objectives.

What will you do?

Stakeholder Satisfaction & Relationship Management:

- Build strong business relationships with the plant management team.

- Define and track the indirect procurement performance dashboard for the plant.

- Manage the full sourcing life cycle, including: Internal needs analysis, Market analysis, Supplier qualification and classification, Supplier consultation and selection, Supply Qualification, Negotiation and contractual relationship management, and Supplier Performance Management.

- Develop, maintain, and administer procurement policy allowing for cultural and regional differences with cross-functional coordination as needed.

- Monitor Indirect Procurement policy compliance and provide strategies to increase compliance.

- Develop, implement, and manage all vendor relationships and services ensuring compliance to service level agreements.

- Monitor and report activities to ensure fulfilling service levels and take mitigation actions in case of non-fulfilment of agreements.

- Strive towards continuous Indirect Procurement strategy alignment with the business, vendor improvement, and management of key category relationships.

- Possess knowledge of India markets and leverage Sourcing methodologies to drive the category.

- Responsible for the end-to-end management of assigned manufacturing plants, including category sourcing, project pipelines, procurement processes/policies, and managing spend and savings targets.

- Accountable for all indirect procurement categories spend and savings targets and objectives for assigned plants.

- Act as the local Business Partner and the voice of business stakeholders by understanding and relaying business needs and requirements.

- Facilitate balance between procurement strategies and operational realities to ensure alignment of global procurement with business strategies.

- Provide outstanding services that meet stakeholders needs to achieve outstanding customer satisfaction.

- Continuously develop and maintain services and solutions to generate value for the business.

- Achieve cost reduction in manufacturing by developing alternate vendors and introducing new products aligned with the manufacturing process.

- Support scrap management for the manufacturing plant.

- Support issue resolutions.

Strategic Sourcing & Category Management:

- Develop and implement category strategies for real estate procurement (leasing, construction, property management).

- Identify cost-saving opportunities and optimize the supplier base.

Buying/Purchasing Management and Oversight:

- Lead controls and drive improvement in the transactional buying processes for respective category areas to capitalize on opportunities, drive productivity, and deliver quality and service requirements for all business stakeholders.

Supplier Integration/Supplier Relationship Management:

- Manage supplier relationships to encourage supplier innovation and maximize value contributions through effective sourcing and contracting processes.

- Lead discussions with critical suppliers regarding long-term objectives, strategies, ongoing market trends, innovation, technology advances, and potential investment decisions.

Benchmarking:

- Constantly seek out and review industry- and category-specific best practices, processes, and systems to leverage opportunities within the organizations network.

Financial Planning and Reporting:

- Work closely with business and functional leaders to establish and manage budgets for respective category areas.

- Incorporate contractual commitments, and industry and supply market trends to forecast variances and productivity commitment deliverables using a Total Cost of Ownership (TCO) methodology.

Sourcing Life Cycle Management:

- In-depth understanding of the life cycle (R1-R12 responsibility matrix):

1. R1 - Internal needs analysis: Work with internal stakeholders to define needs in line with their expectations.

2. R2 - Market analysis: Analyze market/suppliers/technology and offer internal stakeholders the best-in-class products, technology, service, and price.

3. R3 - Supplier qualification and classification: Introduce reputed and qualified suppliers and follow company supplier classification guidelines; perform supplier due diligence to evaluate potential and local presence.

4. R4 - Supplier consultation and selection: Follow supplier selection based on criteria defined with internal stakeholders on their needs and market evolutions.

5. R5 - Supply Qualification: Work with internal stakeholders to qualify supplies as per defined specifications and SLA needs.

6. R6 & R7 - Negotiation and contractual relationship management:

i. Conduct RFI/RFP/RFQ/Reverse auctions with the assistance of e-Sourcing tools.

ii. Administer the competitive bidding process and facilitate pre-award and post-award activities.

iii. Lead end-to-end negotiations with suppliers to secure the best techno-commercial value for the company.

iv. Demonstrate knowledge of contractual clauses, including the ability to evaluate, interpret, and improve contract language.

v. Lead supplier relationships at both operational and strategic levels.

vi. Negotiate and manage contracts on behalf of the company as per defined processes with all stakeholders and legal.

vii. Conduct cost/risk analysis to provide advice, data, and support for decisions to renew, renegotiate, or competitively source materials or services.

viii. Perform spend analysis by reviewing Monthly, Quarterly, and Yearly Spend data; identify sourcing opportunities such as supplier base rationalization and spend/savings forecasting.

ix. Support internal stakeholders in contract deployment.

7. R8 - Supplier Performance Management:

i. Lead and manage operational and strategic business reviews with key suppliers.

ii. Ensure day-to-day performance management of suppliers.

iii. Define/manage the supplier network, business orientation, and maintain preferred supplier lists.

iv. Conduct country supplier mapping to identify business needs and market evolution.

v. Lead preferred supplier negotiations, business reviews, and supplier development programs.

8. R9 - R12 (Purchase Order Placement to Payment): Work closely with Procurement/Finance teams on inputs/issues related to PO placement, invoice payment, etc.

Continuous Improvement & Solutions Generation:

- Drive continuous improvement initiatives and generate value-adding solutions for the business.

Experiences & Competencies:

- Bachelor's or Masters degree with relevant experience of a minimum 8+ years in Real Estate Category Management.

- Experienced in Procurement Negotiation.

- Business Acumen.

- Project & Change Management.

- Networking Management & Customer Orientation.
