
Description: Looking for a senior professional to lead end-to-end land acquisition and joint development deals in the South Zone. The role involves sourcing, evaluating, structuring, and closing large-scale land transactions aligned with the companys growth strategy. The incumbent will manage all aspects of deal execution - from opportunity identification to agreement signing.
Key Responsibilities:
- Identify and source potential land parcels through a strong network of IPCs, brokers, land aggregators, and developers.
- Conduct market and site feasibility studies to assess location potential and regulatory aspects.
- Prepare detailed financial models and business cases, including IRR, NPV, and sensitivity analysis.
- Negotiate and structure JV, outright, or revenue-share transactions to optimize returns.
- Coordinate due diligence with legal, liaison, and technical teams to ensure title clarity and compliance.
- Drive internal approval processes and present proposals to senior management for closure.
- Maintain strong relationships with landowners, JV partners, and external stakeholders.
Ideal Candidate:
- 15+ years of experience in real estate land acquisition, business development, or investments.
- Proven record of handling large-scale land transactions and deal closures independently.
- Deep understanding of zoning norms, bye-laws, and approval processes.
- Strong financial, analytical, and negotiation skills with a strategic mindset.
